Guys... :D

Just a call from Mattamy construction site...Pre-construction meeting is set for us. Apparently the foundations will be going in soon. Just waiting for permits and such. He said we were the first ones called so you guys should be getting called soon! :P

It will be right on the building site. He told us to meet him at the construction office/trailer. We picked a date and time next week.

I'm not sure, but I was told that he wanted to get to know us and pick our brain for ideas and such and talk about the process walk the site etc. We are gonna look at our layout and come up with questions and such. Were gonna run some of our thoughts by him with regards to 'minor' changes etc...

I did a search about the pre-construction meeting and heard they basically talk about the process, and upgrades selected and such.

I will let you guys know the outcome after our meeting. :wink:

We got the call too, our builder's name is Joe. I'm not sure if we'll go, it's too much trouble for us - Dean, can you post here how it goes for you.

BTW, we added hardwood to our upgrades, anyone else did it? I know the general opinion is to do it after closing, but we thought the inconvenience would be too much. Plus, we got a few quotes and the savings are not significant, unless you want to do the higher end wood.

Looks like there are quite a few TFC supporters around here, maybe we can go together to games once we move! We should make a "MILTON ULTRAS" banner and bring it to games :)

hey guys,

We got the call for the meeting as well. Haven't booked the app yet. Let us know how it goes Dean.

In Thursday's Milton Champion, Mattamy had a full page ad entitled "Coming soon! A limited number of lots in an exclusive release in Hawthorn Village Vista....we will soon be open again with a very select number of special 36', 43' and 50' wide lot homes." Does anyone know where this release will be? I am thinking that there is empty land right at Tremaine and Pringle? Also I thought that our phase was the last one for 50 foot lots, guess not! Curious on what the new pricing will be.

We also went by the site this week...don't have any utility boxes or street lamps in front of our lot, but as expected we do have the catch basin in the back corner of our yard. Does anyone know how deep our backyard will be? I know we are on a 90" deep lot but trying to figure out if our backyard will be the same depth or shorter than where we currently are.

It should say on the preliminary setup of your lot drawing. I know ours is 23' deep backyard. I know our neighbour, Lot #2 has a 25' deep backayard.

I don't think you have a catch basin. Your looking at Samreen's lot. My DC told me Lot #3 has the catch basin. Althroughm I went by the site...Is your catch basin on the right side/east side of your lot? Check your drawing. :wink:

2 of the hydro boxes are on the inner ring of house of the court and 1 hydro box is in front of the woodlot north of Lot #34. The mail box will be there too.

I'm surprised you find it similar pricing -- I found you could get nicer stuff for less money than the entry grade stuff from Mattamy. Almost everyone I know that has hardwood floors through mattamy had them come back and replace boards or replace sections or replace the whole floor. So really, i'm not sure the convenience factor is there with so many re-works.

Depends on which upgrade of hardwood he got? From what I remember there are 4 levels. Correct me if I'm wrong but from what I remember, level #1 was laminate, level #2 was 2 1/4" Bruce Natural Reflections 5/16" thin (which I highly don't recommend), level #3 was 2 1/4" Bruce & level #4 being Mirage 3 1/4" (did I miss something :))

We have installed hardwood for many Mattamy homeowners & so far from speaking with everyone, the $ saving outweighs the inconvenience factor plus you will never have to deal with Mattamy having to come back & fix your scratched/damaged boards made by the trades :P Now that is inconvenient :wink:

Here's what Mattamy offers:

Group 1 - Laminate
Group 2 - Bruce Kennedale plank 3 1/4 wide, 3/4 thick and Satin (engineered hardwood);
Group 3 - Mirage strip 2 1/4;
Group 4 - Mirage plank 3 1/4.

We got Bruce Kennedale Prestige plank, Hazelnut, Maple (both maple and oak were at the same price). The quality is "Best" on Bruce website. We also got matching maple stairs.

We did some research on the internet and Bruce is rated as good quality, not as high as Mirage, but definitely not at the bottom. This was exactly what we were looking for. To do a hardwood similar to Mirage after closing would cost more than Bruce but less than Mirage with Mattamy. Since we were OK with Bruce, for us it was a no brainer - everything will be done when we move in :)

Thanks for clarifying the upgrade levels.

The Bruce Kennedale is 3/4" solid not engineered. It's rated best by Bruce but not by most installers. Some homeowners don't notice but there are a lot of cracked boards in boxes, milling is below average & the ends are square cut (bevel only on the length edges) so watch your socks. Bruce is considered by most an entry product.

Thanks for organizing the get together! You are definitely our unofficial street party planner:) I've never been to Shoeless Joe's but it sounds good to me. The other place that could work is Bryden's in downtown Milton. They have a separate room off to the side with a fireplace and enough seating for all of us. Maybe we could book it all to ourselves. Just an idea.
