I'm sure most of you did recieve your final land tax by now. I called the town of Milton and they are in the midst of sending out house tax next week :( . Another lumpsum due by August 31st for those moved in 2005 and for 2006.
I found out for my house 2025 sq/ft, our tax is around $2800/year.
What is everyone's coming upto.....

2 years to be assesed... no way... When I spoke she did the calculation while I was on the phone and she told me the assessed yearly amount for my taxes.
We moved Sept 28,05, so we got our remaining land tax for 2006 and balance property tax for 2005 and 2006 to be paid in lumpsum....

I have a friend in Oakville in a three year old, 1800 sqft townhome (freehold) and he said his asessment was at $2200 for the year. One would assume Oakville property tax would be at par with Milton (or more than - given it's OAKVILLE). I would guess detached homes would be more, even at the same sq footage. So to the person in the 2100sqft home who posted $2800 tax for the year, that would sound about at par with Oakville, too. I'm just assuming, of course. I currently work in Oakville and homes here tend to be pricier than in Milton (even now), so it would stand to reason.

We moved in last September and are still waiting for the tax bill to come in as well. The lady I talked to 2 months ago said you could wait 2 years for your bill as well.

What she mentioned was a quick way to calculate your taxes.

Just multiply 1% to the total house cost and you'll get your yearly bill.

EXE $300,000 * 1% = $3000/year / 12= $250/month

Talking about taxes, I got my bill yesterday for the land portion again. Think it was around $200 for June and another $200 for around August/September.

Another HUGE amount for your balance property taxes for 2005 and 2006 will be sent out to all to be paid in full, due date August 31st 2006 8)

The above should include the land. The land portion either comes first or is included. It does not come after as the land is always valued before the house.

If so than you might have already paid the land part. If this is your first full tax receipt, it is possible that the hose is undervalued and that's normal. The first valuation is done mostly based on the sale price range of similar houses minus a discount. I think it is the second time around when your house gets valued at resale market prices.

That's what happened to us. The first full bill had the house valued around 15k less than what we bought it for (new) and the second one about 15k over of what we bought it for (still over 40k less than what it would sell for).

I would say expect a jump next time around.

We called the town, and they said it could take 2 - 5 years to get your final assessment of your taxes, but they were shocked to hear we got ours within only 4 months of moving in. They said it is usally a year or so.

We moved in late January, and got our bill of $2800 due by the end of Aug.

Guess its better to have that now than a couple years of back logged taxes to pay out later.

I'll have to find my bills and post it for you, but its like this.

36' lot
1822sq foot home

Tax sep - dec 2005 ~$500
Land tax Feb 2006 $200
Land tax Apr 2006 $200
Land tax June 2006 $200
Land tax Aug 2006 $200
House tax Jan - Dec 2006 $1900

Land and House tax 2006 ~$2700/12 = $225/month

I wonder if I will be getting more land tax from Sep to Dec 2006

EX $400 + 2700 = $3100/year / 12 =$258.33/month
