When we move in sometime this summer... are we going to have grass already in the backyard? I assume the front wont for several months, but what about the back? How does it work?

Richard, we moved into our current house in September 08 and didn't get grass until the end of October, and we got it front and back at the same time.

I'm gonna hope (crossing fingers) that because it's spring/summer, we will get it sooner rather than later. I hated living in the dirt.

On a side note.

Ive been reading that we should demand from the builder that we get grass between our houses as opposed to gravel so we can ensure we have a proper v shaped swell so water drains AWAY from our homes.

How should we all go about doing this in an organized manner so they dont brush us off and see we are united in this request?

Should we prepare a letter and all 'sign' it by putting our Lot number and names?

Awesome! I didn't go up to your house, from what I saw from the street your front door was closed and it looks like they may have started the drywall and put insulation in the garage, but don't quote me lol it was just a quick glance as we were driving by...

I thought they put grass there initially anyway .. our neighbours across the street got grass in between.. but I could be wrong, this is my first detach .. we should certainly look into it and if that's the case, then for sure, let's petition it!!

From another thread:

Halton Home Inspector wrote:
Most foundation cracks are at the bottom corner of basement windows because they are the weak points in the foundation. As well, there may be gaps around the window frame that need caulking and there is a good chance that the drain pipe under the gravel in the well is damaged or clogged with mud. This prevents the well from draining properly.

Plus, I will assume that this window is at the side of your home where you have gravel between the homes.

If that is the case then you can expect your home to leak because unfortunately Mattamy is notorious for poor lot grading between homes.

If I ever bought a Mattamy Home I would talk to my neighbours for their approval and insist that sod / grass be placed between the homes. This way, the grading would have to be done and it could be monitored and repaired if necessary. Then, if a year or two later, the grass looked crappy, we could put down some landscape fabric and place some gravel on top.

Unfortunately the Town inspectors are a sleep and the switch at this stage of the game when it comes to lot grading. This is not the case in other municipalities where I have seen municipal inspectors inspect the swales between homes before gravel is placed.

I think we need to insist on sod/grass! Thoughts??

Count me in for the Lot 252 on our letter. We need numbers or we'll get gravel.

We had grass at the last house and it dies... They even came back after 2 years and re-sodded and it of course died again. The grass doesn't get enough sun. We even seeded with shade seed and used fertilizer. Me and my husband are looking forward to gravel his time around :)

I dont necessarily want grass for those reasons you mentioned lol Is it easy to tell under the gravel if we have the v-shape away from our foundations?

We went by the street yesterday and they still haven't dug or anything on our lot or the lots beside us. There seems to be 7 or 8 of us that nothing is happening....just a growing pond...
Congrats to all of you who's houses are coming along so nicely....:) we are very jealous. WE close Sept 29th, hopefully they will start doing something soon

Sorry Francesca, haven't been on in a bit. It was great to meet you, too bad we didn't have more time to chat....oh well, lots of time for that!

They usually break ground 4 months before you close, so around May 29th you should have foundation I think...

Hi Cathy!!! I haven't been on lately either, so no worries.

Yeah, there's nothing really happening with your lot, but there will be something soon! Just think...soon you'll be handing out candy for Halloween! We'll go for walks once we both move in :)
