Just know that starting prices for smallest detached starting with 475 and smallest semi starting with 360 and smallest town house starting with 395

Thanks for the info. Housing prices seem to be continuing their upward trend. I think when I looked into coscorp towns a year ago they were going for 312. Oakville has gone crazy too, I believe in the Woodland trails subdivision houses were around 450 for towns and as high a 800 for detached.

I have a Coscorp end unit backing onto greenery/gardens. It is on a premium corner lot that cost me $12500 in premium. 9 ft ceiling, hardwood, oak stairs with metal pickets, access from garage, SS appliances etc...

Reading the above, I now am willing to sell. Pm me your offer. It is almost 1600 sqft, 3 bedrooms and 3 baths.

Btw, it is already built and has grass, trees and asphalt. Move in without having to deal with dirt or wait time!

I bought a Coscorp once, I'll never buy one again. Beautiful design and styled houses, but crappy construction and worse customer service.

I'm not the only one to think this.....Look at the small development at Derry/Armstrong, they were 94 detaches and a bunch of townes....I'd say that AT LEAST 1/2 the detaches that were bought got re-sold at least once....oh, the development is only 4-5 years old.

Heed the warning.......

My friend bought a coscorp town, not sure which model, closing spring 2012.

Poor judgement. I recall seeing more Mattamies up for sale than new ones being built. to each their own. I am not defending them by any means... But every builder has his flaws.

This is why Mattamy does so well, they sell their homes less than what other builders do.

I agree that Mattamy "lists" their houses for cheaper than other builders, but EVERYTHING is an upgrade...so the price of you home more than likely will not be anywhere close to their list price. When purchasing a new build you need to see what is included in the price and then do your comparisons. For example: Heathwood homes - they cost more, but 9ft ceilings and granite counters are Standard for them.

Also, I think that people turn over new builds quickly, not because of the builders work, but because of the return they can get. Thats just my opinion though.

I live in a Coscorp, having previously owned a Mattamy Shady Glen. Couldn't be happier with the construction of my home, substantially more lumber in the structure than with the Mattamy. Warranty service has been pretty good

Also, as mentioned there were far more that was originally included in the purchase price compared to what would be upgrades from Mattamy. Also, when we purchased our Mattamy, all lots were only 82' deep, including the 50 and 56' widelots. Our Coscorp has a 102' deep lot (plus an additional approx 20' for the boulevard), I have 40' from my backyard sliding doors to the property, that alone is worth quite a lot in my book

I wouldn't be the first guy to move. People have been selling homes for centuries now. :wink:

As for the ones comparing the prices to Mattamy, can't compare apples to oranges.
