I knew I wasn't the only one that had the same impression as F. This topic has you totally consumed. Give it a rest! Who cares about HELOCs and all the other financial jargon. If people abuse their credit cards, HELOCs etc that's their biz. Unless you wish to be their personal financial advisers, what's the point in harping on this subject.

Actually, I think it is a very important topic to discuss. I agree "it's their biz" but I actually like helping people make good decisions whenever I can.

HELOCs are a bigger deal than most people think. Back when I was a kid, a HELOC was called a "second mortgage", and if you took out a second mortgage, it was likely that something bad was going on... A second mortgage was not a good thing.

But now??
Banks are promoting HELOCs as a great way to tap into the wealth of your home... but really, it's still pretty much a 2nd mortgage.
Having an open discussion about the dangers of HELOCs might encourage some people to think about things a little further, and potentially approach actual experts on the topic, instead of blindly signing on the dotted line and telling the pool company to start digging.

Nothing wrong with talking about HELOCs...
Is it wrong to predict a 10% deline for many years until it actually happens? yeah. but open discussion about household debt? I say that's great information to have, even if it is just coming from regular people, even if they ARE Bills fans, about to endure yet another losing season.
Dabills, you sold your house... can you PLEASE convince that old coot to sell the team already?!?!? :)

I wonder what would happen if I posted 80+ pages of links to Porn stars of interest, porn clips that I thought were relevant to today's demographic and added my two cents to other peoples thoughts and erotic stories?

I am sure that just as many people would find those topics as interesting as HELOC's, people abusing credit, renting vs. owning and why we do the silly things we do. Hell, with those, at least there would be a happy ending!

Can't resist giving a reply can you? It's as though your first thought in mind when you wake up in the AM is this thread and the last thought at night is the same thing. I know you'll go down with the ship but not without a fight. In the meantime what have you really accomplished? Not much, except a lot of wasted research to convert the already converted.

I think that comment is misleading. A quick look shows that July had an avg price of about 15k less than June for the last few years.

Personally I agree that we are at or near a peak, but, with interest rates seemingly staying lower for longer than expected, that drop may be delayed a bit.

As a young buyer I feel like renting anything is just throwing your money away so someone else can pay down their mortgage - or get a profit. I'd rather start paying down my own and have something to show for it.

I think in real terms, if you wait another year, you will pay another 12% for a mattamy home in milton. The longer you wait, the more you pay. Forever. lol

You do realize, by the time you're right and prices deline 10%, the price has gone up 100% since when you first pointed this out so you'll be saying, See Im right! but you're paying 90% more...
