 Post subject: Laundy room upstairs???

Hello all,

So I have purchased a Spirit 3005, 30 foot lot Plan 6, in Milton and it has the laundry room upstairs. Now my boyfriend is concerned that there will be huge problems if there is a leak. I heard that mattamy doesnt include a drain, and I just called the sales office to make sure and they said no. But i have been reading online and some people are saying that they were told there wouldn't be a drain but when the house closed, they actually had one. Has anyone experienced this, are there drains put in? Has anyone had leaks or problems with vibrations. I read that you can buy a valve that stops the water if it senses a leak.

We were also told there wouldn't be a drain, so we relocated our laundry to the basement. Also, our upstairs laundry wouldn't have had a tub, and removing it made the bedrooms quite a bit larger. We had a laundry room leak in our last home (not Mattamy) and it was a nightmare.

Some people thought we were crazy to pay extra to have the laundry moved downstairs, since an upstairs laundry room is seen as an 'upgrade'. But.. when the Mattamy warranty guys were in our house, and said "trust me, we've seen our share of laundry rooms... you made a smart choice", I felt better.

Now having said that... If there HAD been a drain and a laundry tub, we probably would have left it upstairs.

No drain, but Andy Shaw recommended a Flood Alarm, which is a small device that was ~ $18 that has sensors that detect water, causing it to beep. Providing you're home while doing laundry, you shouldn't have any trouble with leaks with one of those. In terms of vibrations, a lot of that will depend on your washing machine. We've got an LG front loader, and find it's only during the spin cycle that there's a fair amount of noise, and even then it depends on how full the load is and how balanced it is. It's most noticeable in the den, as it's directly underneath the laundry room, but not really a huge deal.

I bought the Wood Lily model ... my house is not ready yet, but I have a few pics of previously built Wood Lily's (including Wood Lily Corner and Plan 12) that have a drain in the laundry room that is located on the second floor. My plan also includes a tub in the laundry room. Below are some pics of Wood Lily and Plan 12 laundry rooms.

Hi,

There has been a mixed feedback on the laundry room, ours had the drain in the laundry room upstairs, now my suggestion, if you are going to keep the laundry room upstairs then consider making good investment on washer and dryer, you don't want to have vibrations.

Rumour has it that there was a mixup with Phase 2, they were told they would have a drain however shouldn't have, Mattamy held up their word and installed. Phase 3 moving forward it was clear that we would not have a drain in the upper laundry.

Interesting about the flood detector, may be worth the $18 investment!

I have a drain and I am forever thankful for it. My washing machine broke down, the pump was gone. That meant the machine was full of water. Thankfully I was able to drain it through the floor drain. I don't know what I would have done with out it.

My customer care coordinator for Vista Phase 6 confirmed with me this morning that I will have a drain in my second floor laundry room. She confirmed this information with the senior builder.

All the NonSpirit homes have drains in the second floor laundry room

In my last house (WoodLily C) it had a drain. It was very convenient and we did our laundry a lot more but I always had a nervous feeling about the washer breaking down and causing a big disaster with my hardwood floors. Also the vibration was very noticeable and I had a high end washer. It still shook the whole house. In my current house I moved the laundry to the basement. It's a lot of up and down the stairs but I have that piece of mind. We now only do laundry on the weekend. If I had a choice again, I would keep it in the basement.
