Went in there today.. Wasnt too impressed they now have condo fees on all units for this phase. Building the road too narrow. Up in the air now on buying one or hold out for another release.

By road to narrow I mean the town is refusing to do garbage and snow removal. Any thoughts on how much it will effect the resale compared to one without condo fees... $5K, $10K... etc discount???

What do you mean by "wont do garbage"? Ive never heard of any street or block that will not have garbage collection. That's pretty much a mandatory for any home owner. Snow plow removal is pretty common, as it's a secondary priority for the city. Streets usually get it a day later.

You may have been told incorrect information. Also for the condo fees, it still shows as freehold..? Am I missing something?

If you notice on the plan, there are designated parking spots which means there are condo fees and fees pay for snow removal and probably private garbage collection. I'm not sure to what extent they are condos but you could also include maintenance such as exterior painting etc.

There's a similar condo unit on Ferguson Blvd at Armstrong. I think the townhomes were built by Coscorp, but it is the same idea. The roads are narrower than usual. They have condo fees of a whopping $47 a month, and I think it only covers garbage pickup and snow removal.

I used to live in one of these urban townhomes they build in Mississauga. The condo fees are for garbage and snow removal. Also up keep of the grass and plants around the complex which is good seeing some of the other free hold townhomes around Milton. People just don't know how to cut their grass or plant proper size tree in front of their door. These urban townhomes will have a visitor parking section which is better than the freehold townhomes where they have none or use the street parking.

What I mean't by won't pick up garbage is they stated the town refused to do so as the roads are too narrow? So part of the "condo fee" is for garbage collection. These are still freehold which means anything for the house is on you. Not sure if it includes grounds maintenance such as grass cutting. I am still debating on buying one. Not sure how it would effect values since all the other Village Homes have none of these fees. If grass cutting is included as well then that might be a bit of a positive.

Thanks! I was a little confused by "no garbage collection". It will be privatized if there are 'condo fees'.

$83 a month isn't too bad, hopefully there's some sort of incentive for actually buying one of the village/townhomes in this phase, knowing that there are condo fees.

Also to keep in mind that once you close, your mortgage payment doesn't start until the condo corp takes ownership. That means you will be paying monthly payment (rent). It's the daily interest rate on the remainder of your mortgage amount until the paper work is all complete at the condo corp. Usually takes 4-6 months.

If these are free holds, doesn't that mean the condo corp has no control over the housing? And the condo fees only cover the common areas surrounding the areas?

I don't believe the condo corp has anything to do with the actual houses.

There are 2 type of town homes up for sale. Freehold town homes and the new urban town homes with condo fees. The condo fees cover garbage, snow removal and exterior work. The rest is up to you (Hydro, Gas, cable and so on...) Because there's a condo fee, it must be managed by a condo corporation/maintenance company. You will have to form a condo board to represent the residence in the urban town homes.

The other freehold will not have to do this as its a freehold.

Yes, there's a lineup. Check in is every 2 hours on the even hours.

There's only 47 (if I counted right) homes available in this release batch and about 40-50 people here so far.

Hi all, when is the closing for these lots?

Also, any idea when they will release the rest of them? (IIRC, they only released about half of them)

They haven't released the last batch? I'm surprised.

Anyways out of the 47 homes, some of them were March 2013, the other bunch were May 2013.

I couldn't tell you exactly how many are for March/May.
