Sold firm for 100% of asking, 2 days later.
AND there is an identical model listed across the street for $27,500 less
Why under-price when you can potentially leave SO much money on the table by doing so?

A little extra effort from the right agent can definitely go a LONG way :)

Why use the same process every time, when the situation is always very unique?
(yeah, you know what I'm hinting at hehe)
Between these 2 homes, 10k difference is due to upgrade differences, and the other 17,500 I would like to toot my own horn about, since there was only one way to get it, that the volume guys just don't do :)
It won't be $17,500 extra every time, but if I don't do everything that I possibly can for the best chance at getting the most money out of a house for my clients, then why should they have hired an agent at all?

There are service choices in town, and not one single agent is a good fit for everybody - definitely interview at least 3 brokerages to see if their style and results are a good fit for you!

That's great to see! I sold my house in this same complex (I had a 1627 sqft model) almost 2 years ago! House is still in the family, so I get to pop over and check it out. This house looks great, and the price is awesome.
