Looks like a 34 ft Plan 4 with latest Elevation D (All Brick). This should go around $515K - $520K as per current market, as it was $15K higher in the price than Plan A or C from the builder.

This listing is probably one of the very first releases of All Brick Plan D resale units. All other 34ft houses which are selling at or under $499,900.00 are either Vinyl no porch (Plan A) or Half Brick (Plan C).

This Plan D could go for $530K or higher if there were major upgrades like Granite, 9ft ceiling, Hardwood, Chef's Kitchen, Shutters, Bath Oasis etc...but I don't see any, except the Fireplace.

Where do you see the other elevations selling at $499? We have a plan c with hardwood up and downstairs, chefs kitchen, backslash, granite, shutters, 9ft ceilings, fully fenced, professionally painted, etc.

I don't think for a second that we could get into the $5's. There are similar (or higher) sqft, double car garage houses going for the $530+ price range. Why would anyone spend that on a single car, under 2000sqft home?

I would love one of the many agents on the board to chime in here. Fred? :)

I guess a few Plan C were just sold under $480 range? Currently, there are a couple of plan C on the market asking $499 with all the bells and whistles. You're right an agent may be able to verify the current fair market value.

I still think this is overpriced. I'll say it sells for under asking. Probably not much below though.

Rumour has it the people have seen where the next mattamy release is (right up against the train tracks) and are jumping at picking up a 1 or 2 yr old model. only a rumour though.

This is a basic Plan A with vinyl, no brick, no porch asking $499. Then a Plan D with all brick and all major upgrades should justify $530?

But these are all asking prices. I want to see what they sell for. I can say that I'm going to put mine up for $550 but that doesn't mean that I will get it (or that I'm sane).

Trust me here, I'm only playing devil's advocate. I would love to be able to sell our plan 4 for these kind of prices. Just a little pessimistic is all.

Average % of asking is irrelevant, since that takes the list price into account which could be anything -- but 95% of list is HORRIBLE in the current Milton market and means you have overpriced and missed your target market.

Burr - I can't comment on that particular listing-- certain things we shouldn't say about other listings on a public board, but you and I both know what 34 Plan 4s are worth :) ALTHOUGH one of the linked ones is a rare 4 bedroom version of the model, and the market is indeed demand driven so sometimes you NEVER know. I might have different comments for a buyer client of mine.
If any of you want to know the selling price of any home, just PM or email (it is better than guessing) - more than happy to share.
