Free is free, but there has to be a catch. I think the catch is to get you to sell with them, so they offer you some tips.

You read correctly. Many realtors are doing such in order to make contacts. I've sat down and talked with one and learned all about it. The gentleman I was discussing it with is harmless.

They just discuss the options with you, learn a little more about what you are looking to do, and that way you will remember them for anything in the future, in terms of selling/buying.
