Interesting...I heard that anything north of Upper Middle road, the South Oakville folks just kind of shake their heads but it is still Oakville.
There are some beautiful communities north of Upper Middle.

With that said, I assume you live in a newer home in Milton as well? Would it be fair to say perhaps that we don't live in the real Milton?
The community is what people make it and what the town allows for developments, yes it can be excessive but it is what it is and at the end of the day it is still going to be called 'Milton' or 'Oakville'. What's real milton/oakville vs what's not real is really just an argument of 'older communities' vs 'newer communities'....at least that's what I think.

Update: Milton is still sh*t. Being November makes it less noticeable.

I don't think monthly starts for new homes in a region paints the best picture though. Since builders release in batches at different times of the year it can be very skewed comparing months. Do you have total sales in the first 10 months of last year versus this year? Also, Halton has been on steroids thanks to Milton, it has to level off at some point.

New home sales are funny as a lot of factors on how much is released and when, is not mainly dependent on prevalent economic factors but approvals and planning that goes into releasing lots. This area released by Mattamy last week was already mapped out with lots defined on Oakville's website going back 2008....

Wow the prices in Oakville (IMO) are incredibly high for just another subdivision neighbourhood.

I had heard the pricing was quite high for north Oakville but I mainly wanted to see the model homes, so I stopped in at the Oakville Preserve site yesterday afternoon.
The site is almost sold out, they just have 4 lots left - 2 50's backing onto other homes & 2 66's backing onto green space.
The price for the 50's start in the mid 900's to well over 1.2 million, one lot had a $45K "quiet street" premium. The price for the 66's were 1.2 million :shock:

If buyers think their homes are going to look like the gorgeaus, fully upgraded model homes they are going to be in for an unfortunate surprise.

Is it just me or are people completely nuts to pay this kinda money for another subdivision home ?! I just cant see the value in spending this much for a site that is only 12 minutes from Milton !

I agree, it's ridiculous. I have no idea how some people are getting pre-approved for such loans with the costs and given the instability of the job market. :shock:
