Hi compuease and our growing community,

I spent many years in IT Sales and now work in Real Estate part-time. All we need now is a good accountant!

Yes, Brent is doing a great deal of Real Estate work lately, along with Family law, Employment and Wills, etc.

His rates are very competitive, as he works from his Milton Home Office and keeps costs and overhead down.
He, of course, is familiar with the Del Ridge Agreement of Purchase & Sale, as he reviewed ours.

The interim closing fee would be $200 + HST and the final close would be his prevailing home or condo Purchase fee of $695 + HST and std. disbursements.

Brent's home Sale fee package is $495 + HST and disbursements, so perhaps that's what was quoted.

He will increase his rates effective September 1st, but if your deal comes in prior to that or is for a fellow Hawthorne Villager or future resident Greenlifer, he will honour those rates, essentially two years from now.

Can Brent give a total price. Sometimes it gets tricky with "std. disbursements". Also do we need to consider Title insurance for a new condo build?

Great to see we're getting all the skills lined up... For anyone that needs any pc/networking/etc work I will gladly look after that for the entire condo.. :) Do we have any car mechanics or the like as yet?

Hi Joe,

I'll pm you with an all-in fee + disbursements matrix on a Purchase.

Title Insurance really depends on your lender. Some insist on it, others don't.

Hi there,
It's been a long time since someone posted on this thread but I recall seeing someone locking in a mortgage for 2 years with Royal Bank? Would appreciate if anyone was able to lock in to share their rate details on variable or fixed.

My parents are moving into that Condo! Jan 2014. They have a two room ground floor model. My dad went and spoke to some people at the downtown location and that is what sold it for them!

I spoke to Del Ridge and appears to be January 2013.

Amazing that they can build all year round these days.

As owners, we will be notified about 10 days after groundbreaking, per the Tarion Addendum.

Went by there yesterday and it looks like something has started, heavy machinery onsite and some digging going on..I haven't heard anything official though.

Still doesn't look like there is much activity as yet, No digging, but some trees have been cleared as of a couple of months ago. Anyone heard when activity is likely to pick up? Originally they were supposed to start last fall.. Wonder if the February 2014 occupancy is in jeopardy?

Saw the same activity, or lack thereof a week ago. Wonder if they're having trouble with zoning and permits. Geez, that occupancy date is only under a year away.

Might try calling to determine status.

I don't think it's permits as without that they wouldn't have been able to clear the trees as far as I know.
The agreement of purchase says that financing has to be in place by June. Hopefully that's not the issue. Not so sure first occupancy in Feb is likely now. I really don't mind it being delayed a couple of months or so.. (Better weather for moving in :))
