hi Folks
We have a Moonseed end closing in june 2013.
We just found out that we will be having our gas water heater work with an air handler to heat our Townhome
Does anyone have a combination heating system instead of a gas furnace?
not sure if this is new for Mattamy or not
I am little confused and concerned :( , I thought My contract agreement indicates I would have a high efficiencey gas Furnace
any feed back would be great

Hi Tania
I learnt about the furnace during my Framewalk as our unit did not have a conventional gas furnace and I was told its an air handler with a hydronic coil inside that gets fed hot water from the wall mounted boiler.

Have any idea if all the moonseed units are to be heated this way? My understanding from my contract is also conventional gas furnace, how can they deviate from contract. Not to keen on the idea of a hydronic air handler for home heating.

Never mind I did find it in my agreement it is indeed a gas hydronic air handler. Should be interesting to see this setup once it's done.

i was told by mattamy that air handler is the standard for stacked townhomes.

mattamy have installed the air handler in our unit . so far it seems the unit takes lot less space

Was told during framewalk that it would be this type of furnace as well. Closing is beginning of May 2013.

I found it in the agreement of purchase and sale under "energy star program" line #5 stating "Dual purpose hot water heating system for domestic hot water and home heating including storage tank and air handler. Dual purpose hydronic hot water heating system and storage tank on lease with designated supplier. Lease agreements to be executed prior to closing"

Essentially this is a high efficiency furnace, stacked homes with small duct work need higher airflow which is successfully achieved with air handlers as opposed to conventional gas fired heat exchanged furnaces. The energy star side of this setup is water holds heat a lot longer then a gas fired heat exchanger implying gas consumption to heat water will be less then a conventional gas fired heat exchanger furnace. I'm a licensed HVAC-R tradesman and I plan on checking up on my mechanical unit and air conditioning for proper operation, immediately I will be going after the builder if i catch anything that's not up to par.

I am not hearing good reviews about this new system . I heard this system leaks. I am told the rental for the system is $45 . whereas other folks with water heater pays only $20.
I am confused and can't figure out how this system is supposed to cut costs.
