Another ++ for Andy.

My home inspection was very good, or at least pretty bad for my builder. Andy was able to point a few things i would have not seem as problems. He even found a few code violations that will need to be looked at right away. He also spent a lot of time with me explaining my home and other suggestions.

We had Andy do our home 1 year inspection today. Andy did a great job in identifying some issues and/or concerns with the house. He went above an beyond and rectified couple of issues with the dryer vent and sump pump...

Andy came by today to do our 1 year review, as we also used him for our 30 day inspection. We called him back this year because he was both professional and knowledgeable during our first appointment. We now have the peace of mind that the items identified in our home will not become problems or headaches for us down the road.

I want to thank Andy again for his thorough inspection which revealed that the furnace installed in our home is insufficient for the size of our home (BTU wise)... After Andy's follow up with Mattamy, they looked into it and agreed with his findings and we are getting the furnace replaced with a “BTU suitable” one...

It was a great news to hear this morning as it could have cost us big $$ in the future… Such an amazing result for an amazing inspection done by Andy.

While it took a few weeks to confirm that your furnace would be replaced it was good to hear that things would be moving ahead soon. While all furnaces more or less look the same, it's the input and output that counts. Based on the size of your home you should expect that a 60,000 or 66,000 BTU furnace should be installed.

As you know the current furnace you have also had a condensate leak in it, so please make a note to call me this fall or early winter and I would be happy to check the new furnace for any leaks.

Thanks Mason...... and the same back to you. The AC installation you did last week for a friend was also a neat and professional job. Often I see AC installations that are obviously rushed where the easy way is the best way. Spending a few extra minutes doing a good job will pay off in the end.

We just had Andy do our 30-day inspection last week and needless to say, we were very satisfied with the service and advice he provided. We are first-time homebuyers so we really appreciated the fact that Andy took his time in explaining and showing us how to maintain various parts of our new home. Although none of the issues were major (besides a malfunctioning HRV), he pointed out several items which would have gone unnoticed if he hadn’t done the inspection.

Once your HRV is running properly and Power Pipe installed properly you will have a true Energy Star qualified home. Feel free to phone me if there is any confusion getting issues resolved as I would be glad to help. I can guarantee to you that my report is accurate.

I appreciate, that you appreciate, that I take time going over the equipment in your home. For me, that's what an inspection is all about and it's why I don't do inspections unless the home owner is available to go through the process. As you saw, there are many things that few people understand and without a proper inspection, equipment is left functioning incorrectly or not at all.

Had Andy come by my house to take a look at things. Communication was great, and he showed up early to the appointment. We went over the house, and pointed out some key things I need to keep in mind over the next year. The thermal imaging really helped because half of one of my bedrooms had zero insulation!. That alone was well worth the money.

I appreciate your positive feedback. Insulation issues, voids and shortages, have been much more common lately. For a while things were getting better but now getting worse, again.

Many, if not most new homes these days have energy star certification and one has to wonder how that is achieved when the proper amount of insulation is not installed. The reality is that the certification is only based on the information on the certificate at the attic hatch and not from an evaluation of the attic.

Late last year, we requested Andy Shaw to conduct a home inspection on a resale house for which we'd put in a conditional offer. We found Andy to be very meticulous and attentive from our initial phone contact until the inspection report was received.

The inspection was far more detailed and took much longer (a good thing) than we'd expected. He took the time to explain everything that he had noticed (and was documenting) and also went into considerable detail on items that I really did not expect a home inspection to cover (for example: how to change the filter on a HRV unit). Andy seemed to accurately gauge our limited knowledge on certain matters and took the time to explain these in great detail. He patiently answered our many questions and made several recommendations on repairs and alterations that we should consider if we proceeded with the purchase, breaking them down into "must do" and "nice-to-do" categories - something that we found immensely valuable.

His detailed inspection report allowed us to get a clear picture of the condition of the property and the costs that we would face down the road. We came away feeling that he genuinely wanted to equip us to make the right decisions and we were very pleased with the entire experience. We have no hesitation recommending him. Thanks Andy!
