Tray ceilings... does anyone know of the cost for the "tray" ceiling upgrade in the great room? and do they also have different types of thickness, as the pic i saw on page one is different then the ones i've seen online in other homes.... more of a thinner w/ crown moulding inbetween each square vs the cookie cutter version on page 1....?????

Congrats on the house! I'm guessing you were referring to the waffle ceiling (on the 1st page) instead of the tray ceiling (a raised ceiling usually found in the master bedroom since it cuts into the attic).

I don't know the cost Mattamy is charging for the waffle ceiling in the Lucan Great Room, however, I'd highly recommend doing it after closing. It would be a lot cheaper. It will run you about $15 per square foot. Through Mattamy, I'd expect at least double/2.5x (considering what they're charging for regular crown moulding alone through the design centre)

Liam from LOC Carpentry (on the forum) has down a lot of waffle ceilings for people here on HV. May want to give him a shout. He does the waffle ceiling it sounds like you're looking for (smaller, thinner bulkheads).

any pics of the interior first and second floor anyone.. does anyone know if you can have the great room dinette and kitchen all hardwood aswell as the space inbetween foyer and powder plus the upstairs not including bedrooms?

You can basically choose to change any of the main floor tiled areas into hardwood. The design book should have the pricing for each specific area.

Hey SnS86 did you keep the family room or get the 4th bedroom... just curious how the family room with the furniture niche looks like... if you do have the family room would u mind taking a pic? i was buy milton the other weekend looking at the homes at the phaase right off james snow and peeked through one the the windows and noticed the kitchen island is pretty big....

does anyone know if we can delete the kitchen bulkheads?

Kept the family room, it would be fairly simple to convert to 4th bed later if needed. I wanted all the extra light from the family room to light the stairwell with the railing we installed. I feared it would be to dark otherwise.

The furniture niche is nothing special. We were going to have a tv connection there but decided to place it on the adjacent wall behind the bedroom closet.

We really like the alternate kitchen layout allowed us to plan our living room a little better.

btw my wife and i are having a tough time figuring out the backyard fence situation.... are owners having the fence block a portion of the house so that the backyard entrance that starts inside the backyard? i'm guessing we would have the fence parallel to the end of the house but have a paved path from the (dinning room)backyard entrance and a half wall black iron fence to block that portion from the side.... any thoughts on this?

Just bought Lucan corner in south village. We live in phase 7 so luckily got a peak at almost finished lucan corner in our phase through builders. To be honest I was horrified to see the stairs to second floor. They are so steep and unappealing. There are no pickets just the walls on both sides and the stairs are quite narrow as well. There are other things as well, like entrance from garage is so small that if someone from garage can easily hit a person at the closet. We currently live in Nobleton and the floor plan is beautiful including the stairs. We just wanted Lucan because as it had double garage. True we had the Lucan floor plan but its hard to imagine how its going to be. I think its a builders job to make things look appealing in a home, and based on our past Nobleton experience we trusted Mattamy to take care of the look. Well I am quite disappointed :( Anyone already living in Lucan corner has any feedback and how do they find it. Is it only me. Thanks

I currently live in a Lucan Elevation D or Victorian as they are calling it now. We had same feeling about half wall so upgraded to rail and pickets. As for the stairs it varies slightly, Elevatikn B and D were the most preferential since the dining room and 3rd bedroom as slightly larger due to the bump out in the fascia in the kitchen. We love it so far though, and our main reason was also the 2 car garage.

Word of warning though watch your build we got lucky and escaped ugly bulk heads in the dining and great room that other houses got depending on the trade.

There were a couple for lease in Phase 3 that has pictures on MLS if you are interested. Not sure if they are still there.

Thank you for valuable information. I checked and it looks like our elevation is C, it mentions in the elevation "CR" I believe it means C :( we went for Georgian style as the others were above our budget. Did you go for side door? and alternate kitchen? we went for alternate kitchen plan. The basement is also much smaller obviously due to double garage.

Good choice on the alternative kitchen we love it and couldn't imagine it with the island as the space in front of the fridge would be tight.

Side door entry did not make sense for us since we would never rent out our basement and you already have 3 entrances close to the kitchen. (Garage, Garden and Main door)

Ask Mattamy for updated floor plans for your elevation as I always wondered if the other elevations lose square footage due to not having the bump out on the fascia. Also only Elevation B and D have vaulted ceilings in Family and Bedroom 3.

The architect upgrades we got were:
- Alternative Kitchen
- Super Shower
- 2nd Walkin upstairs
- Rec Room Ready
- Cold Cellar

Design Upgrades were:
- Delete Kitchen Bulkhead above Cabinets (had to fight for this)
- Executive Kitchen
- Fridge Cold water line
- Rough in Pendant lights
- Central Vac to Garage
- Double Vanity in Ensuite
- Glass Shower Enclosure
- Level 3 tile ensuite
- Level 2 Shower Tile
- Quartz Shower Seat
- Extra Cable TV Rough in (useless since we are with bell)
- Plasma Ready Great room
- 1/2 Underpad throughout upstairs
- Railing in Lieu of Knee Wall
- 2" Conduit from basement

After Closing we did:
- LED Potlights great room
- Under Cabinet and Above Cabinet lighting
- TV Conduit Family and Master Bedroom
- Cat5e to all bedrooms
- Converted Mudroom Closet into Pantry
