We just bought a phase 2 escarpment and they said that ours would be done on site, they wouldn't be using the prefab factory for our phase... that being the case, since you guys are first, I can't imagine they are holding you up for that.

As for details on delays... just ask Colin, he'll know the true scoop, he knows EVERYTHING.

We drove by the site today and they've been working on it... there are a bunch of street lights up now...

Wish they could just start on the actual houses... Grrrr

folks, not all home are being built in the pre fab plant,

the 50' lots will be built the old fashioned way...

the 30's and some of the forties i believe will be built in the plant and basically dropped on the foundation....kitchen sink and all...from what i have heard....

Will be meeting with some Mattamy staff Monday night at the eco houses, will raise the issue with them as I have not heard of any delays at the Town end. The Region is passing the agreement for accelerating Derry road between Bronte and Tremaine this Wednesday so everything should be on time.

Will let everyone know when I find out.

My fiance and I just bought in Phase 3 yesterday and our closing date is expected to be July 9/08. We asked for an extension considering our wedding date is 3 days later. They said that they are very firm with there closing dates. So, do you think that the phase 1 delays are going to push us back at all? considering we are off of Mcdougall crossing as well.

I doubt it, talk to your builder once your house is under construction, they sometimes have leeway. Mattamy only really cares about closing X-amount of houses per quarter, your builder can generally extend a closing a few weeks for you, or at least they used to be able to.

Well I just emailled Kelly but it was the usual response but we don't have a delay yet... but I'm not keeping my heart set on that beucase I would think we would all get affected by the delays.

Our scheduled date is November 1st. (Village Home) It seems like so far its only people with September and October closings from what I have read?

I can believe how frustrating it is when we just drove out on Saturday and they've been working on street lights...

Hi everyone
Can understand your situation. Talked with Mattamy senior staff last night the the reason for the delays are a combination of supplier, construction and servicing scheduling delay. They hope to have the assembly plant up and operating by the end of July with about one house a day coming out. Saw a picture of their mover it looks like the crawler used to move the space shuttle at Cape Kennedy which should be interesting to see.

I have also requested Mattamy staff to respond on this site to Mattamy related issues as I know they read postings and it would help them and you their customers to improve service and clarify issues.

Will keep it touch on this issue as I am also concerned about delays in the school and road construction in the area as well.

Colin,

Even what they told you seems to be pretty vague. I'm convinced that they are delaying because they want to make all of the houses in the factory. At first, there was a very good chance that the first couple months of closing would be built the old fashion way, but now we'll all be in the factory. Very convenient.

Mattamy has been monitoring this site for quite a long time. I hardly doubt they will respond to any griping or questions here because of legal ramifications of answering in writing and the fact that rules change between phases and would only add to the confusion of future purchasers. They also have no control over the security of this site and it may be possible for hackers to change their answers or post under their name and cause havoc. Mattamy has clearly outlined their contact procedures and people just need to not be afraid and call them up themselves.

We haven't.... and I think we are one of the first village homes in phase 1 to close??? so i'd think we'd be the first to know.

Read your contracts carefully and make sure that you know your rights. There are certain rules that Mattamy must follow to tell you that your house is delayed (Tarion Warranty). Having said that, your house can be delayed another year due to strikes, weather etc... and as long as Mattamy gives you 60 days notice you cannot do anything!!

By the way anyone that bought a Village home, those are the first ones that will be built. Mattamy tries to put as many people in one area first then build around them. The towns will be next after that...

I was delayed 3 weeks due to the town's issuing of permits.
The permits do encompass more than just the house and land , but the grading, water, sewer, electrical all must be inspected and passed before a permit for a home will be passed. Its a lot more people involved than just the town and Mattamy.

I was at the Heathwood site last night, and was told they did not know of any delays for us.....mind you we close in March of 08...so perhaps they just haven't obtained the permits yet for going out that far for your cls date??
