This is true...when we were about to purchase our home, I asked about closing and a Mattamy receptionist said " They're (Mattamy) is really consistant with their closings" he further said... "I just purchased a Mattamy townhouse and they called me the day before closing telling me that I could come in and pick up the keys!"

I totally feel for all of you that have had your closings delayed! I personally don't care one way or the ther about my place beacuse I am living in a pretty good situation right now and it won't affect me in the slightest if we were delayed or not, it'd give us a bit more time to save some money, I would just hope that I'd be in by the summer. Suppsed to be April '08... this is of course if these delays affect the rest of us down the line too.

I read differently on the Tarion website

It says that they can only delay you a maximun of 120 days (4 months). At which point, if they fail to complete the house, you have from day 121 to day 130 to terminate the agreement. If you do not terminate the agreement before day 130, the builder gets another 120 days and if they still don't complete the house, the agreement is automatically terminated and you get your deposit back (with interest).

Your builder must notify you in writing at least 65 days prior to the original closing date in your purchase agreement in order to delay your closing up to a maximum of 120 days. As part of this notification, the builder must also set a new closing date which will be referred to as the “extended” closing date.

Nope, but at least Mattamy is turning around and lending it interest free to the town and region to speed up road improvements, so you're at least getting some benefit out of it, unlike most house builders who just pocket the interest :)

I was hopeful that maybe we would slip away with no delays on closing, but if bruno got one for november then I guess our december closing delay letter isnt too far from being sent out. Hopefully its not too bad.

Ya I can see our hope slipping away too.

Our closing is November 1st.
I think I should quit reading this message board while I'm at work. I can't concentrate until I go home and see if we have a letter too.

These are such long delays!

Our closing was December 20th before, so I am figuring end of feb maybe early march for us which generally is right around when we get that beautiful 40below with wind chill kicking in as well as the nice end of winter snow dumps. Sounds like a great time to move.

We are thinking a like today... That was one of my first thoughts! haha

November closing I figured we'd miss the majority of the cold winter weather..... But February.... ugh.

Definately hiring movers then! haha

Sorry, I should have worded mine better!!!
I don't have a delay letter yet for our November 1st closing.
Although I'm at work so I dunno if anything came today?!?

But I'm just stressing if hybrid has a november 14th closing that is delayed that we will be next on the list....... I hope I'm wrong though!

Delays are not to Mattamy's benefit. They want to retain that JD Powers "#1" out of new-home-builders customer satisfaction thingy. They know that if people get delayed, they tend to NOT poll overall satisfaction level being high in the JD Powers Survey.

We're having a townhouse being built in 15A ourselves right now that closes in October. I don't think it will be delayed since they've already started the foundation, and they can put townhomes up fairly quickly. But it doesn't meant that it won't be.

Well actually you can me delayed longer if it's with your agreement. The agreement is only "automatically terminated" if you can't agree on a new closing date. After the 2nd 120 day delay, the agreement can be terminated, or it can be extended again if you agree to it. That's why you see some home builders/houses that end up getting delayed for over a year, because at certain 120 day points etc the homebuyer/builder agreed to a further delay rather than terminating the building agreement.
