Has anyone in a town or semi been delayed yet or does it seem to be just detaches? Im wondering if the delays are specific to a style of house.

that was funny, i think it all has to do with the plant, its no where near completion as the 30s, and 40s will be built in that monster,,,,again, they only have their interests at hand....and really couldnt give to s hits about you or i....again....permits my ass....you folks had better figure it out quickly....

I hate to do this, but my brother in law bought a Village Home in Feb '06, was supposed to close in July'07, he just got a letter last week delaying him 2 months.

He's obviously not on the escarpment, but they do delay Village Homes as well. I'm not sure at what point in the development he's at, but I know they've already started construction.

Now I'm worried about our closing-we're getting married 3 months after we're supposed to close in May '08. I emphasize with you all!

We have been delayed... got our letter on Thursday. Our closing was supposed to be December 5th/07, now it's not until the third week in January! We were holding our breath because we had one of the later closing dates. Oh well... :?

Hi All,
We have the latest closing date in Phase 1 of the escarpment - May 2008. We have not received a notice informing us that we will be delayed. we bought a 46' widelot. crossing fingers and toes that we don't get delayed.

Oh, I can bite my tongue no longer!! I must put in my 2 cents although in Hybrid8's world they may be worth only 1 1/2 cents.

Hybrid8, you seem like a very intelligent person. You have offered some very helpful and insightful tips to people's questions and I can appreciate that.

I think what bothers people about your "rants" (and what bothers me) is that you go off with what seems like a very "holier than thou" attitude. You also give me the impression that anything that goes wrong is a specific snub against you and because of that, they (Mattamy) must be made to pay. ("Another reason to 'nail them'"). A suggestion is to contact your customer care rep. and try to get him to get some actual information with respect to these delays (or any other problem you may have.) It won't help with the delay but maybe you will be able to calm down when you have all the facts and aren't surmising so many situations.

You are correct that Mattamy needs to make any repairs to any "piece of dust out of place". You paid your money to get a house constructed and finished properly. My husband and I are going through this right now in that we are trying to get repairs made and things finished up to par that we feel we paid for. I have definately made some negative comments on the survey and lowered some scores because of it BUT I am also not out to "nail" Mattamy or skew any results as pay back!

Remember, it is easier to draw a bee to honey than to vinegar and I am sure all the people you will be dealing with will appreciate this attitude as well.

My 2 cents over...

I am glad you were not offended by my post. Obviously, as stated, there is much more going on between you and Mattamy. I feel better knowing this and realizing that you are not out to "nail" Mattamy. I hope your house building experience becomes a happier one for you!

Sadly, yes, some people in each of the recent phases have been delayed. I think the majority of people don't get delayed. You have to compare it to other home builders. So you have to look at the survey results, and see how Mattamy does compared to other comparable home builders in the GTA.

Mattamy knows when they delay someone, they're shooting themselves in the foot with their chances of that home buyer rating them highly in the survey. Some people get delayed while others don't. Biggest lessons I had with my home buying experience is to always follow-up, follow-up, follow-up on items. Don't assume things. If you have an item, whether it be your closing date, or something on a PDI list, that is of concern to you. Make it your job to follow-up on it with Mattamy, if needed on a continous basis, until it gets resolved. Call them. Speak to them. Sometimes if you get an answer you don't like, or understand, follow-up on that as well. If needed, try to escalate things to an appropriate person.

Mistakes will be made, don't expect everything will be perfect. But if there's an issue, communicate it to Mattamy, and continuously follow up on the item. Pay attention to your house being built, the process, the framewalk, etc. Educate yourself on the new-home construction industry. When you buy a new car, you usually do some research. Well a new house is much bigger than that, so your self-education should also be higher. (I'm not trying to insinuate that you or others haven't done this, just a comment in general).

God, grant me the serenity to accept the things I cannot change, the courage to change the things I can, and the wisdom to know the difference.

I am reading what you are all saying, and it all just gets me all worked up again. Here's why I'm pissed...and here is why I'm giving Mattamy the lowest possible rating I can on any survey that crosses my table, on any and every category...and here's why I completely understand Bruno's points...

1)I don't know about the rest of you, but in so many words, my notification of delay basically said "The reason that your house is delayed being built is because we are delayed building it."

Give me a break. And to follow up any questions with a template letter that is just as vague!?! piss off!

2) YES! you are all very right. Mattamy does know that this is bad business, and bad for their customers' satisfaction. They DO make calculated decisions on whether they should delay a group of closings or not. This does not comfort me, this makes me more mad. They have weighed their options and decided that my satisfaction is worth risking.

NOW...this would all be understandable if the circumstances were out of their control...HOWEVER.......

3) I AM 100% CONVINCED THAT THIS DELAY IS SIMPLY TO BUILD ALL HOUSES IN THE PLANT. I don't care what anyone says, I will go to the wall with that one. When we purchased, they said that there is a possibility that the first two months closings would be built 'the old fashioned way', but they hoped to get the plant up and going as soon as possible so that they could build as many as they could in there. Pretty convenient that the delay is just enough to fit everyone into their preferred window. This new time frame was their preferred time frame since the day I signed in November.

There is a MASSIVE difference between circumstances that are out of the builder’s control, and those that are not.

So go ahead and love Mattamy, but when I choose to go with a company based on reputation, I hope that that reputation is justified. If not, then I'll do my best to clarify the truth.

Oh, and we'll have to have rotating house warming parties! I know Jaime wants to come over and play on my Wii, so we'll plan a night (or two) for that! lol I know the fiance has already informed me that he has a poker night planned for sometime in February, and I am NOT invited, so he's kicking me out of my own house!

pfft...think i'll stay on purpose!!! :twisted:
