Does anyone how how much the detached country homes were selling for today Nov 25th? Or does someone have the price list? They were not giving out the pricelists to anyone waiting until you walked in to buy.

I agree johnshi2001, I found it very inconsiderate of country homes towards their potential buyers. People waited many hours, some all night. The least they could do is provide the price list once they open. Keeping people waiting until they literally walk through the door without knowing whether the house they would like to purchase is even within their price point, shows lack of appreciation towards their potential customers.

It's not simple rudeness. What it shows is the level of manipulation and abuse the Real Estate Industry has sunk to, that they know these developments will sell out under almost any circumstances. They know there's a ready supply of poorly advised desperadoes willing to pay whatever it takes, and they've got to rake it in before the music stops.

What a scam and a new low for these shysters.
But why would anyone in their right minds wait for hours or camp overnight only to be told they couldn't see the prices until they were allowed in and ready to buy??? What a bunch of bullshit. Developers continue with these games because stupid buyers, like sheep to the slaughter, play right along and allow them to get away with it. Why wouldn't you just walk away and tell them to shove their price list up their derriere?

I do not think there is any manipulation for today as they would have the price sheets inside the room. They just want to create the Buzz and does not want it to evaporate with the price list and I am sure their price point would be somewhat higher than a similar comparable model another builder would charge. However, the quality of the material/trade could be better.

Once you release the price list and if the price point is higher for many, they start leaving and others who were 50% committed will also likely walk away. They seems to be good at playing with emotions.

If anyone could post the price list here, it could confirm what they were doing.

Do not get duped as the square footage includes part of the finished basement. For example if the finished basement is 750 sq feet and then advertise it is $3500 sq feet, the ground and upper floor is only 2750 sq feet.

I would rather look at how much ground and upper floor.

The builders finish the basement in order to show that the house is bigger, confuse the purchaser, increase the mark up on the house so that the purchaser find difficult to compare, to attract different clientele etc.

Anyone know the price on the Abagail, that sucker is 49ft wide, I suspect they are only on the pie lots as the back of the house is wider than the front.

This is normal industry practise
They usually raise prices during the day and do not want old price lists floating around
Many builders do this so some of the comments are baffling

not heard about raising prices on low rise homes the same day, may be for condos that has happened.
Any low rise home builder you know that has happened?

Based on the finishes the builder has mentioned I can safely say the price of the homes are:

Single homes: Above $1mn

Semis: Above $800k

Towns: Above $650k

From other source, no info on detached. All detached sold on the day.

Town: starting at 639k
Semi: starting at 699k

Milton Trails (Fieldgate, Arista & Greenpark) for sure did this here back in the day
Paradise & Deco also do this often (never in Milton I think?)
Mattamy surprisingly has been quite against this practise in my experiance
