Before deciding which option to go with you'll need to talk to Mattamy. They install a "Boiler heating" system in the homes. I don't know a lot about the technology, but it uses the hot water from your tank to heat the air in the house, and then deposits the cooled water back into the hot water tank.
You's better make sure the tankless water system is compatiable with the furnaces that Mattamy installs.
You might find out that after installing your tankless system you have to go back to the tradition gas furnaces, and then you might not be saving any money at all.
