So if I have upgrades for $17,000 for example, than I am allowed to put $15,000 into my mortgage and pay the difference or put down 15% on the extra $2,000??

Is that how it could work?

HEY!!!!!!!! I suggested this to Mattamy in a phone survey a few months ago January I think... Go Figure they might actually listen to a suggestion!

The reason I gave was that lot of 1st time home buyers do not have a deposit for upgrades especially since we have to make the decisions so fast (within a couple of months) from when we see the actual upgrade list. I told them I would have order more upgrades if I did not have to put a deposit.....They will adjust anything if it makes them money!

OH WELL....that's what I get for being in Phase 11!

I ordered spray foam in the garage & now it's a standard :wink:

Thanks Tricia, thats what I wanted to hear. Your right, makes it much easier to get those upgrades that we were seriously considering on getting, specially on us single guys!

We are considering putting some upgrades into our mortgage but unclear on the whole process! Thanks for the on going info!

What we are unsure about is the "purchase price" of the home. Does the bank want to know the Purchase price before deposit (i.e. home cost $200,000- $20,000 deposit= $180,000 total mortgage) or the after deposit price of $180,000 as the purchase price?? Say we are pre-approved for $220,000 mortgage...does this mean we only have $20,000 to spend in upgrades or $40,000????Do you see what i mean?

I'm confused? Anyone have any experience with this??

We are also receiving conflicting information on putting the entire amount (if under $15,000) onto the mortgage. Our consultant is saying this is not true, and that it still stands that 65% must go onto your mortgage and 35% must be paid upfront no matter what the amount of your upgrades is. Has anyone actually had success in getting the full amount onto your mortgage if under $15,000?

afternoon,

i think that some of the design consultants just don't know about this. when i called the design centre this morning, the women that answered the phone said she just received the email and would pass it on to my design consultant. i got an email from my design consultant saying that this is true, you can put anything under 15000 onto your mortgage with no deposit required ...thank goodness for this forum or i would have never known.
