Does anybody have a lookout lot?

I was wondering if you can tell me how large your rear basement windows are. I noticed that some lookouts have rear basement windows at 30" (h) x 48" (w), while others have 30"x30". For those of you that have the larger of the two, did you have to upgrade to this or was this included in your lot premium.

Our foundation was just poured and we noticed that we have the smaller of the two windows while the house across the street has the larger.

Thanks
Frank

These are the larger windows. You cannot enlarge them anymore when you have a lookout.

Check out Robson Cr for all the lookouts & some walkouts.

You can also find out which ones are lookout here.

Apparently, in your area, there are only 6 look outs, where on Robson, there are about 20 if I counted right.

I think we have the 30x48. it came included in our lot premium.
I will double check the size for you tonight.

Also, at our structural we found out we will have 6 risers (Steps) to our grade.

Here is a little information for you.

If you have a lookout with a fireplace, then you will have two large probably ~30"x30" windows.

If you have no fireplace, the window you have is double ~60"x30"

Had this confirmed by Agapi. I also took some pictures of the houses on my street that have nobody living in it, therefore owned by Mattamy, of which I will provide a link or post here on the site for your viewing pleasure.

But what do you mean by no fireplace?, Do you mean a fireplace along the same wall as the large windows?.

I have seen other Montgomery's with a look out with the 30"(H) x 60"(W) windows (and it comes standard with a fireplace, but the fireplace is on the side of the house and not the back).

I spoke with my design consultant about this and she confirmed that I should be getting the 30x60 windows, but the builder dissagrees and says I should be getting the 30x30. My design consultant is looking into this discrepency, I hope it works out in my favour.

Thanks again Tim,

Frank

Ahhh, the 36' lots all seem to have the fireplaces on the back...that I have noticed anyway.

Check out this link http://www.trends.net/~tim/Differentloo ... index.html

From what I understand from my design consultant too is when the fireplace is installed, it also makes your family room windows smaller. You may see that in some of the pictures too.

Do you pay more for a home with a look out? And what determines if your lot/house will have one, is it all based on grade?

Yes, there was a preimum on all the lookout lots in phase 12 for sure. I am pretty sure it is based on the grade. From what I see, we are a little higher in elevation than the houses behind us. If I am also right, there is a walkout elevation.
