Just got this by e-mail from Mattamy:

| At the BBQ on Saturday, Nick (Sales) mentioned that the only design that will be similar to the previous ones is the Tothburg. It will be called the Tothburg 3 with some modifications and will be the second smallest floor plan. |

At what point do homes, proportionately speaking, outgrow their lot sizes?
Silly me. Here I was thinking we'd maybe already reached and surpassed that point.

Technically the 50' lot houses are the bigger square footage wise than the 56' foot houses when you compare. So I'm not surprised they are making the 56' houses bigger ie. smallest 50' 2670sq/ft smallest 56' 2410 sq/ft I believe. Anyway, I'm guessing they'll just make the 56' houses deeper like they do for the 50's. But anyway you look at it for a Tothburg to be one of the "smaller" 56' houses, I'd like to the see these new floorplans. |

Tothburg now the 2nd smallest? That's ok, at 3300 sqf we're already getting funny looks (the "are you crazy?" kind) from family members that think it's too big a house. I can't imagine going bigger.
Well if I was GregoryL I could imagine it but being that I'm myself, I can't.
I'd be interested to see what the 'modifications' are though. Do the modifications make it smaller? Or is it that the others are just going to be much bigger?
Hmm...wonder what the prices will be like. |

Bigger?! Damn... should have waited. Actually, we're interested in seeing the new floor plans for ideas (we have had our first structural, but have not signed off yet). I wonder what the offset is for the Westmoreland? I can't see them going any bigger then the WML - there wouldn't be any lot left  |

I think that if mattamy would sell some nice models around the 3000 sqf size but on a 60-70 foot wide lot with a 3 car garage, for a good price...I'd be all over it!!  |

We visited the sales center today. The new 56' layouts go up to 3900 sq feet. The Tothburg 3 is still the same size, but yes it's now the second smallest. The changed the exteriors of the Tothburg B, C and a D. With the 2nd floor in the front having a balcony now. The interior is only slightly different on the 2nd floor.
We still like our Tothburg 2 C better, because in our house we have a big open to above space (we didn't go with the extra bathroom on the second floor) but in the Tothburg 3 this isn't a choice anymore. On the Tothburg 3 you can't get the larger open-to-above area because they use that space for either a "loft" or a "bathroom" to give you space to get to the 2nd floor front balcony.
They had a tent setup at the sales center today, with free hot dogs, chicken, soft drinks, salad, chips and ice cream. |

We went by there yesterday to have a peek (and see if we could get any new ideas before signing off on our structural). It seems that our model is no more. I hope that makes it a collector's item! Some of the units are very, very nice, but holy crow are they big. However, while they seem big, I noticed that some have a very cool, but very busy central stair plan that seems to make some of the rooms actually smaller. Anyone else notice?
While prices are not out yet, we've hear rumour (through a friend who may have been drinking at the time ) that a price increase of $30-$40k is expected from the January price lists. I like the idea of such a jump in value so soon after purchasing. Tis something to make us all feel pretty good I would think! _________________ Greg (& Lesley + 6 kids + 2 dogs + red wine... Tothburg 3? With a balcony? Actually, that sounds rather nice. If someone should have photos of the new Tothburg exterior design as wel as access to a scanner, I'd be interested in seeing them.
On another note: Personally, I find it difficult to see how Mattamy can keep increase the house size while not increasing the lot size. As it is, the back and front yards are already rather small. We did opt for a premium lot and therfore for a larger backyard - but had Mattamy been able to offer us an option for an even larger lot, I think we would have opted for that.
Maybe Mattamy should think about introducing a premium-lot-neighbourhood in HV? Bet you there would be a market for it.

| I doubt that it would be as profitable for them, even if there is such a market. They would have to increase their premiums to $100,000 or something like that, just for an extra 20-30 ft in depth. _________________ We're in and loving it. |
