We recently listed our home with Minmaxx & I wanted to share our great experience on this forum ...

I had noticed several Minmaxx signs in the neighbourhood go up & within days they would be SOLD !
So I went on the Minmaxx website & requested an appraisal for our home ...
within 15 minutes I received a call from their office & we set up an appt to meet the owner & top realtor.
We meet with Azim Rizvee & he spent two hours with us sharing his knowledge of the Milton market.
He advised us of our home value compared to recent homes that have sold & gave us great staging advice.
We took a couple of days to decide & once we gave them the green light the process started promptly.
We had two showings that same day. For sale sign went up, professional pics were taken & posted on mls & Minmaxx website.
We had 25 showings in 7 days & 4 offers all above our asking price.
We sold our home for a record price & also got our extended closing date.
The team & rep were fantastic. Azim is very knowledgeable of the Milton market,
he was honest, fair & patient with us & the other realtors bidding on our home.
He always had our best interest. Azim & his team did exactly what they said they would.
I would highly recommend their services & intend to use them again in the future.

1. Not totally. In some cases yes and in others, no....it all depends on what the purchaser is willing to pay and how many offers you receive.
2. a number of factors dictate the speed of sale....Location, whether you have a desired home and model, price...etc.....Any realtor will tell you that they can sell your home fairly quickly. We went with AE Lepage and we had 3 offers within 2 weeks.

Lets get a couple of things straight....

1) They SLIGHTLY underprice, not by much, but enough so that it looks good next to comps, creates more showings fast, and makes their results look better. nothing wrong with that.

2) they gerenate buzz - Azim is a VERY good salesman - he knows the tactics and uses them well. He convinces people to put offers in by generating panic and scarcity that the house will sell right away if you waste any time BUY NOW BUY NOW! --and you're right, there's nothing wrong with that--
As a result, somebody usually falls for it, and buys the house. They are convinced to bid slightly over asking, since there's another "offer" on the table that will be right at asking price, so bid a little higher if you really want the house. hurry up bid now! (If you don't put in an offer that day, he calls you the next day to ask you again, and tells you the other offer fell through, but now's your chance - hurry up since there were 16 more showings yesterday! hurry up hurry up!)

and usually, in this solid Milton market..... SOLD.

It's not the way I would operate, but you can't argue that it definitely sets them apart and generates results (whether they actually get the best price or not), so I can see why many sellers hire them. Different sales tactics work in different ways.

Personal preference...

To respond to some of your postings ...
Fredd75, I agree they may list "slightly" low but nothing wrong with that. We had alot of activity & had 4 offers that were all over our asking & we sold at a great price.
Azim is a great salesperson, & wouldnt you want a great sales person representing you ?!
He did share with us info re other homes that sold in our neighbourhood & you have to remember he is simply representing you but as the homeowner you are in complete control. We had full input in deciding what our home would be listed for.
We had 3 offers that all came in on the same day so to my knowledge the sales person was not creating any hype or being dishonest in pushing other realtors to put in an offer. Their clients simply wanted the house & choose to put in an offer.
When we were presented these offers Azim met the agents for the first time as we did. He was completely honest with them. One agent was very new & Azim was very patient with him.
My husband & I were very impressed with his work.
The Milton market is definetly hot but I couldnt have sold my house on my own. We needed a realtor that that took care of all the details & I'm glad we chose Minmaxx & happy with the results.

Just wanted to add that we used MinMaxx to sell our condo in Mississauga and they definately did a great job. We sold our condo in 3 days at a price higher than other units on our floor and higher than our asking price. The process was painless and quick. I definately recommend them.

+1 for MinMaxx. They saved us lots of $$$$ in commission when we sold our house in Mississauga.

And our house got the highest price on the street at the selling time. :D

+2 to MinMaxx. They saved my friend lots of $$$$ in commission when he sold his house in Mississauga. And his home was sold for the highest price on the street at that time and that made him rich enough to bought a paid off home in Milton.

Hi there,
Yes he speaks quite fast !
Have Azim come to your home, he will walk through the home & recommend removing items for staging. He will then review his credentials, homes like yours that sold in the last few months, he will expalin his comissions etc. Then he will review a contract (we took a couple days to review & sign this) so feel comfortable to take your time. Make sure you are comfortable with the final price of your home. Its your home & they are simply representing you so your input is important too !
Then he will arrange for sign, photographs, mls sheets & the appts will begin. Very effecient.

It may be a great experience but I hope they stop littering on my front porch. I've come home to their flyers tagged on my door, and sometimes they fall off and blow on my lawn and porch. I can understand a flyer once and a while, but I was getting 1 every couple of days back in the summer.

Alternatively i was thinking of going to their "office" at 1195 Winter Cres. Every time i find a flyer at my door, but ensure i go at 2am or 3am and knock on the door. Wake them up every single time I get a flyer.

See how long it takes to it takes them to get the message! :))

BTW...Our dog is named Zeus aswell :P

I can see how some of you are frustrated with the amount of marketing that MinMaxx is doing. However, the best way to be successful in any market is to speak the loudest. MinMaxx is doing this and being successful at it. Yes it is a little over the top but what the numerous amount of dental flyers I get in my mailbox every week. Its just as much as a problem as the other flyers. I don't think its fair to single out one company marketing themselves through this medium as it seems effective. If your frustrated with the MinMaxx flyers then your frustrated with the whole flyer marketing system. As I could go on and on....I will end it with this "Don't hate the player-Hate the Game!"

Oh and Paul (MBA, CEO, P ENG) and what other designation you feel you need to brag about to your neighbours. MinMaxx has a head office in Missisauga with a full support and sales staff. If you knew the whole MinMaxx story I think you would give a lot more support then going to his house at 2 am to complain about a flyer!

I really don't need to know the entire MinMaxx story nor do I really care.

The reason I say go to 1195 Winter Cres. is because at 2am last night when I called the number, someone answered. I highly doubt they were in the head office in Mississauga.

We have tried contacting the mississauga office in the past on several different occasions, and have gotten no results, flyers still keep coming, 3 or 4 times a week. So now, by going to his "office" or home at 1195 Winter Cres and make this problem his problem then hopefully we'll see some results.

BTW... Please enlighten me what designations have to do with what we are discussing here. Or was that simply you attempt at a cheap shot and divert attention from the topic at hand?

Ya but at least the dentist ones go in your mailbox so you simply take them out and place them in your blue box.Minnmaxx insists on putting them on your door handle which in turn a lot of times fall off and the streets end up littered in them.....Nice !!
