All this rain is exposing some problems. Looks like the water coming from the window in the basement. I suppose that's better than a foundation crack.

My garage is leaking! I don't really no what to do about it but I have a puddle in the middle of the floor. I know it has to be fixed but don't have a clue how, any suggestions?

Where is the water coming from? The roof or the door?

That's most likely a grading issue. You can't really do much but call the warranty office on Monday.

I think you have 7 year warranty on you foundation, if there is a crack your builder will fix it for you, but most likely it is a grading issue. Again you should be covered called the builder on Monday and they will figure it out, and fix it.

What model do you have?? I've seen a common problem with most of the towns in the area that is causing leaks.. it's a simple fix too.... horrible design flaw by mattamy

Looking at the picture, do you have your furnace/water heater outside vent pipes in that location? Probably need to add new caulk to make it water tight from outside.

I am in a Main St. Townhome (3 story with double garage at back). My garage has about 4 leaks in it, one that goes through the drywall that encases duct work. Our deck is ontop of the garage and we have been here for almost 3 years now so I don't imagine Mattamy will do anything. Any ideas where to go with this?

Is it "normal" for newer houses to leak like this??? What happened to good old fashioned craftsmanship?

This discussion gave me the idea to go up into my attic and look around today. If there's any problems, the water damage would be clear on the back of the plywood on a rainy day like today. Luckily I didn't find anything wrong in my case... but for those of you so inclined, it's a good idea to take a look. Better you find out now before it causes any real damage.

Only cracks of a structural nature are covered for 7 years. 99.9% of foundation cracks are non-structural.
Leaking foundations will be covered for 2 years.

The problem everyone is having right now stems from the fact that the rain is blowing from a weird angle - the south - which is resulting in leaks where you wouldn't normally see them. It normally blows from the west.
