Anyone happen to see the two page spread in the Toronto Star Saturday New in Homes section ?!!!

It mentions new Mattamy home releases in Brampton, Pickering & Milton ...

"Coming Soon, More SPIRIT Opens in Hawthorne Village on the Park.
We will soon unveil a variety of townhomes & detached homes in this family friendly neighbourhood."

I thought SPIRIT was done in Milton but what do I know ! Anyone know where this new release might be ?!

From what I hear, they are opening up almost 1300 homes in July. They may even consider this a new community since its so big.

1300 homes? Can someone confirm that? I guess that will be over several YEARS though. Right now we don't have the infrastructure to support the existing homes, look at the schools for example. Only grades1 -2 are going to be the main building in OLF this fall, the rest are camped in the portables that is being placed on the playground at the moment. This is a school that just got built last year, When you have over 300+ kids in kindergarten alone something is wrong. I will not even talk about the traffic situation this will cause if the infrastructure is not in place.

Proudowner raises some good points. Perhaps Colin or the soon-to-be councillors can address this situation. I'm hoping they will avoid putting the cart before the horse this time if that is the situation.

This is probably the 1257 new homes in the Willmott neighbourhood south of Derry between Highway #25 and Bronte St. S. just north of the new Louis St. Laurent Blvd. which is being approved for construction tonight.

I have mentioned this neighbourhood several times on the villager and elsewhere for the two public meetings that have been held over the last year. (see attached report and map).

I also requested and council approved the recommendation to the Province for additional school and hospital funding as there is a school proposed at the north-east corner of this development which is shown on the last page of the 29 page report designated 1-A 105.

The Mattamy area is south of the gas line on the east side of Bronte St. S. (formerly First Line) and opposite the Manaman retail area and major grocery store.

So as you say this is being recommened to the province. But has the province approved it yet? If not, and if they don't, will these houses still go ahead? I have a bad feeling the province won't quickly approve and we'll have 100's of houses ready and no school in the area for the kids and we'll have a big mess like we did already.

Check the last paragraph of the council resolution which is attached that added the request for provincial assistance from the Ministry of Health and Infrastructure which is on page 6 of the minutes of the meeting.

This is similar to the co-ordinated work both boards and the town did in the last few years in approaching the infrastructure ministry to arrange funding for the two public and two catholic schools to open in the last 12 months in Milton which is the first time the Boards have had multiple applications for new schools in one community in a long time.

The Halton District School Board is already working on the plans for the Milton #7 school which would serve this area when it is expected to be occupied some time later in 2012. Town staff and I send reports to both boards monthly to keep them informed of planning approvals and house construction which last month averaged 7.5 homes per day given occupancy permits for a total of 233 new families in May alone.

The Mattamy Willmott area is approved by the town pending regional servicing and site plan approvals as stated in the report. Unfortunately under the Education Act as Donna Danielli the public trustee and Sandor Koso the catholic board trustee can tell you, the boards cannot make the arrangements for the school construction until the neighbourhood plans are registered which is usually near the end of the planning process for a new area.

The Province does not have to approve these plans at this level but the Town and region have to conform to Provincial planning policies to allow development even though the schools and hospital do not have capacity for the new area. Something the Mayor, Regional Chair and I will be asking cabinet ministers to change when we meet with them at the Association of Municipalities of Ontario (AMO) conference this August as well as development charges and other growth issues to have a complete community.

The section of Bronte St. S. from Derry to the new Louis St. Laurent Blvd. is an approved 2010 Capital Budget project with construction to start later this year for a four lane urban cross section similar to Thompson Road south of Derry. Mattamy is only one of the builders in the area with both Elkford Homes and Manaman development building on the west side of Bronte for a mix of retail, residential, seniors apartments and townhouses.

Check the attached infrastructure update, budget map and area details.

There should be an update of the last map in the next few weeks as a number of these plans have been approved in the last six months.
