Okay lotsa questions regarding the summer release. No this won't be a Rick Roll, or a joke.
Anyways, I was speaking to a Mattamy employee today and was told the summer 2010 release is scheduled for August 21, 2010, tenative date barring any changes.
The remaining Vista phase 4 is scheduled to be released that weekend, but the employee also mentioned the site behind the hospital. I was also told that the Vista Pointe executive townhomes is scheduled to be released in the fall starting from $500,000 and will be Vista phase 5, at Tremaine Rd and Pringle Ave, north of Vista phase 4. Apparently most of the larger homes 43's and 50's will be in the Vista phase 4 release and although the employee could not give me any info regarding the hospital site, but they speculated it would be a mix of everything, from towns to 43's.
Again, this is from a Mattamy employee, so don't shoot the messenger if I'm wrong.

| Probably renovating as they are doing the design centre as well. It will probably be open the week of or the day of the release. |

| I don't think there will be an increase. The housing market has cooled, however it is the summer and the housing market usually slows at this time. |

| Regarding the 34' lots. I have asked the same question and Mattamy has responded with YES there will be 34' available at release, they are simply updating their website. This was two weeks ago though, so who knows what's going to happen? |

We have a budget of 420-450k, I wonder what we will be able to get for it… I love Wood Lily, but I don’t think we will be able to get it…

| They apparently sold a few 36' after that Feb. release which is the numbers I posted are more recent. |

Every year it's like that, Summer are always slow till after Christmas.
Market always goes up in Jan/ Feb till April/May
Houses don't move in the summer cause people are out enjoying the sun, summer Vacation, beach so much to do...
It's not really till the end of Fall when everyone is stuck in the house saying
Ummm... Honey, I think we need to paint or maybe a new house
Then Christmas rolls around no one has time to think never mind move.
Finally January, everyone is feed up of winter, their house, their walls... And your husband, finally will be willing to move off the sofa, only cause football season is over! LOL
Let's move!
