I've started a discussion on what I think are 10 issues that residents in the Hawthorne Village area care about.

Top 10 list of issues

The thread starts off with my top 10 but then asks for and receives lists from others. I would like your input. If you live in Hawthorne Village, please look at this list and reply with your own list of issues in priority.

If you'd rather not post your issue list online then you can also email it to me at rick@dilorenzo.com

Milton Town Hall - Special Council & Commitee Meetings

I was at Town Hall on monday to attend the Special Council as well as the Administration and Planning Standing Committee meetings. If you have the time and interest, nothing beats attending town meetings in person. The ratified meeting minutes that are published weeks after tend to be short and sometimes dull to read in comparison to attending in person.

Monday's meeting lasted some time, with informal conversations both before and after official council meetings started. Below are some highlights that may be of interest to residents of Ward 7 and Hawthorne Villagers in general.

Proposed new Dentist Office on the north-east corner of Kennedy Circle & Thompson (current location has a house there). The property would change to have a small parking lot in front, with the 'medical clinic' further back. You can see the full proposal online. It would include a small wellness center (physiotherapy, aesthetic services, massage, etc) as well.

New photo-id requirements for the 2010 municipal election. Photo ID was not a requirement in previous municipal elections.

Discussion and renderings of the Milton Sports Center Expansion. The renderings were projected onto the big screens so everyone could see (not available online yet). They're currently about 5 million under-budget but there remains some possible 'tweaking' to ensure it's 'world class' which could still cause some future dollars. A good portion of the budget for this came from the federal "Build Canada Program - Infrastructure Stimulus Fund" so there was some comments about whether the federal government might want a portion of the under-budget surplus back (for Milton's benefit, I hope not).

There was a lively discussion about online internet voting and whether it would be possible in time for the 2010 municipal elections. Paul Scherer (Councillor ward 4) seemed interested if it was possible for 2010. Troy McHaig (Town Clerk) seemed less enthused and pointed out there was no line in the 2010 budget for online voting, plus it would be short notice for this year's election. Paul asked what about for 2014 and Troy seemed to give a guarded maybe. I'm taking liberties here in shortening what was an interesting back and forth.

Some points about online internet voting in Ontario.

Over 16 municipalities did some form of online voting in 2006

Markham (pop. over 300,000) added online voting in 2006 for only $42,000

It's worked well from a cost perspective when online voting is spread out over multiple days prior to election day.

Convenience is the biggest benefit stated by residents in Markham for online voting

Security is the biggest concern to be allayed for residents to vote online.

There were other issues discussed (transit in particular), this is just a brief write-up of a few. In future meetings I might bring a laptop, as I can type in notes much faster than I can write.

Hi, my name is Rick Di Lorenzo and I'm running for Milton local councillor of Ward 7.

October 25, 2010 will be the day of Milton's next municipal election. Due to recent ward boundary changes, this election will be significantly different. If you look at the old ward map for Milton the new residential development had less than 1/4th representation on town council. The areas comprising Hawthorne Village were in the old ward 1 which also included rural areas of Milton.

Old ward map

In the new ward map system Hawthorne Village is now spread out along wards 1, 6, 7 and 8. Hawthorne Villagers will be voting in wards that will end up comprising almost 50% of the new town council. Keep in mind I'm including the Hollybank, Jasper Village & Coscorp communities in my definition of "Hawthorne Village". Basically the part of town where people commonly refer to themselves as living within the Hawthorne Village area.

New ward map

There will be a good chance that this time councillors will be elected who actually live within Hawthorne Village.

Map of where town councillors currently live <-- Thanks to Zeeshan Hamid for creating this map.

Milton does have some excellent local and regional councillors who have helped people in Hawthorne Village (Colin Best is a good example). But it would better to have representation on council of people who actually live in the newly developed areas of Milton. The perspective of someone living in Hawthorne Village will be different than a person living in older parts of Milton.

The Hawthorne Village community in Milton is comprised of Hawthorne Village (HV), Hawthorne Village on the Escarpment (HVE) and Hawthorne Village Vista (HVV). Our house is looking good from the front. They still have to paint the columns and other parts in front of the house, but that should be easy.

Our major concerns are the bricks in the back of the house (they used the wrong color bricks in spots somehow) and that our kitchen & bathroom cabinets are still missing. Aya seems to be late with cabinets in many houses, with others reporting some quality problems with cabinet doors. We're really hoping that Mattamy will finish on time. Our building team leader Stelian says not to worry, but it's still stressful with the Oct 5th closing date fast approaching.

Mattamy's also announced new 56' homes being released on Sept 26th, you can read more about this here http://www.hawthornevillager.com/phpbb/viewtopic.php?t=1509

As mentioned in the discussion forums Mattamy released more 36' & 46' lots on July 9th along with price increases. I noticed Mattamy stopped updating their website for Hawthorne Village? The 46' lots and townhomes appear as "sold out" online which is not true.

I sometimes receive emails from people asking when I think Mattamy will be releasing new lots in Hawthorne Village. My answer is always to please call their Sales Office at (905) 875-2692. Now that we have our own home being built I don't keep track of future releases. You should also not trust what you see on Mattamy's website for lot availability because as mentioned it's fairly out-of-date.

The sales office is still saying they may release more 56' lots in a couple weeks to those that are interested.

If interested in other Mattamy locations outside of Milton, call the sales office for the location you are interested in. The phone numbers are listed on their main website. One exception being Burlington, for some reason they don't have a phone number or link to that location anymore. But someone emailed me this notice of 36' lots being released there on Saturday July 23rd.

Here are 4 additional Hawthorne Villager blogs that have sprouted up on the internet.

Bonnie Tiju&Sophia GregoryL J&L

There is also a website for the Hawthorne Village Medical Clinic being opened soon in July 2005. Under "See the progress" there's pictures/descriptions of the progress up to date of their new home being constructed (it's a big page though so will take awhile to load depending on your internet speed).

On the topic of our own Phase 12 purchase, our lawyer has reviewed the purchase agreement and so far has advised us to request changes to cap the closing costs, and also delete the forced early closing clause. We also wanted to change where it says we're forced to accept a mirror image/reverse layout if it's required (they can't tell us if it will be) but so far Mattamy won't budge on that :-( So we're just hoping our house won't be required to be a mirror image, we won't really know until closer to the design centre structural upgrade appointment which by then will be too late to backout of the purchase if we were so inclined. So we're just crossing our fingers on that one. Although other people who live in mirror image houses say you get used to it fairly quickly and the only reason it initially seems wierd to us is because we're so used to looking at the un-mirrored floor plans.

Once again, join the Hawthorne Village forums! This pertains to people who did reservations earlier because at the time Mattamy didn't have purchase agreements finalized yet. Dave & Laurie (#1's in line) did theirs today.

Also it's interesting to mention that from August 2003 to July 2004, Mattamy has increased the prices of their homes in Hawthorne Village by about 10%. Here's an example using the Tothburg II Elevation C that we've been tracking.

August, 2003

January 19, 2004

June 22-25, 2004

June 26, 2004

June 27, 2004

$376,990

$382,990

$394,990

$404,990

$414,990

It's now July 5th, and the Tothburg 2, along with other 56' lots are sold out. I wonder if Mattamy will increase the prices again this month when they say more 56's will be released? Supply and demand. We're happy that we reserved our lot when we did. But it's still surprising how fast the prices have changed. The others (semis, towns, 36s, 46s, etc..) have had similar price increases around the same range.

The "post comments" section has been changed into a Discussion Forum. Although the Phase 12 homes weren't officially to be released until June 26, a line-up started on Monday, June 21st. People literally camped outside the sales office using folding chairs, tents, sleeping bags and other gear. We found out about the line-up on Monday afternoon, when I received an email from Frank, who's family was the second group in line. I quickly enlisted help from friends and family to stand in line 24/7 for us in shifts/rotations. I spent the nights, my wife the days, and our Mom, Dad and an uncle gave us additional time during the week so we could take breaks. The line grew fairly quickly, and by Friday it was over a 100 strong.

We had a fantastic time. We spent time meeting and getting to know our future neighbors. People spent the time talking, getting to know each other, giving home-buying advice and sharing past experiences. We even met many past Mattamy buyers looking to move-up from their first Mattamy home into a new one.

First, I can't go further without mentioning Frank, the first "line captain", and JR, the second "line captain" for the amazing job they did. As people entered the line, they'd have their info added to the list showing where they were in line, their names, lot size of interest, and an emergency contact phone number. Fair rules were created so a relative or friend could stand-in for you in line, as long as someone was always in line for you. There was lee-way for calls-of-nature and other such things in that when random line roll-calls occured you had about 15 minutes to make yourself known before losing your place in the line. Some people did lose their place in line and were crossed off the list, but this was rare. After spending 1 night or more in line most people didn't want to wander too far away and risk having their name crossed off.

The first night was the most difficult, but by the second night Mattamy provided some outside portapotties and was also sending a coffee truck each morning to provide the brave (or crazy depending how you look at it) people in line free coffee & donuts. Most people's diets suffered in the 5 days in line as you ate mostly fast food when you could. It started to feel like a "mini-survivor" but it really brought everyone closer together and some lasting friendships were made while in line.

My wife would spend the days in line, while I spent the nights. This was because she was able to get days off work on short notice while I couldn't. We rented a second car for this so we could get around easily on our own during the week. She had a great time and met and talked to a great number of people during the days.

Some important information for people who weren't in line prior to Saturday.
Because by Friday the line was already over a 100 people, Mattamy started letting people in to reserve their lots on Friday afternoon instead of waiting until Saturday. This is because it would have been impossible otherwise for anyone coming on Saturday to get in the building. The line was just that big. Because we entered the line on Tuesday, 9 AM and never left, we had position 19 in line. We got in I think just before 3 PM on Friday and reserved lot #329 for our future Tothburg Elevation C home.

Another important fact is that people who stayed in line over-night saved themselves big bucks. Mattamy raised the prices of the homes TWICE these past 5 days. The people who waited in line before Saturday got one price, and the people who didn't show up until Saturday got a different price. There were different prices given out on Saturday than the price sheets people were getting during the previous days. For example, the 56' wide lot prices on June 22nd to June 25th were $12,000 more than the previous Jan 19, 2004 prices. But the 56' wide lot prices on June 26th were $22,000 more than the Jan 19, 2004 prices. So people who joined the line early on in the week saved themselves $10,000 !!!

One other change everyone noticed is that they raised the deposit requirements. For 56's they added on an additional $5,000 deposit needed at the 90 day after-offer point which didn't exist before.

I'm changing the website to allow people to post comments. If you just reserved a lot in Hawthorne Village Phase 12 please post your first name(s), line #, and lot number you picked along with any other comments or hello's to friends you made while in line. You can also post your email address in the message as well. Anything you post will be public on the website. So if you aren't comfortable with giving out your lot number you don't have too.

I'm also adding some pictures taken in the line-up. If you took pictures while in line, and I know many people did have digital cameras that they used, email them to me if you don't mind having them online. Don't email me too many, as I only have about 6 to 8 megs of room on my email account.

We also took a picture of our lot 329!! Basically it's a picture of dirt. But it's "our" dirt. There's no road yet, and it's just dirt with a wooden stick in the ground that shows the lot 329/330 border.

Caveat Emptor
This website may not be updated until after Saturday. So if you already picked up a copy of these last week, realize that the lot locations may now be changed. They suggest calling back next tuesday or wednesday to see if they have new lot maps. They also suggest they may know the new prices a couple days before the 26th.

Good News!

A date has been announced for new releases. On Saturday, June 26th, Mattamy in Milton will be releasing new semis, towns, 36', 46' and 56' widelot homes as part of their Hawthorne Village, Phase 12. They haven't said what the new prices will be yet, they may not announce the prices until the actual release date. The 50' widelot homes will not be released on this day. They hope to have the 50's released near mid/end July. They also do not yet show what the floor plans for the 50s, or the exterior elevation changes for the 36's will be.

P.S. Frank Michlick has a great weblog which includes a section about his Mattamy (Oakville) home buying experience. I just realized that I haven't yet posted a link to his site yet, so here it is now.

There will be some changes to front exteriors ("elevations") of the 36' and 46' Hawthorne Village models. The 46' and 56' models are supposed to have no changes.

If you visit the Mattamy Sales center now, you can get a map of Phase 12 showing where the new 36',46',50' and 56' lots will be exactly.

There are a lot of new 50' lots! No, you can't see/look at 50' plans yet. They may (very small chance) have 50' plans a few days before the new release. But it is more likely that during the day of the new releases will be the first time you'll be able to see the plans.

As you'll see on the map, phase 12 is west of fourth line, south of Derry. It's referred as "Mattamy Brownridge Farms (24T-02001/M)" by the town of milton on their Bristol Park Phase 1 documents. If you compare the "current school locations" and "Mattamy subdivisions in Milton" PDF maps on my website under April 3rd with the new Phase 12 Map you can pick up in the sales office you'll have a good idea of the community layout in and around the new releases.

The phase 12 maps mattamy can give out today is not an original, and is a poor quality black-n-white photocopy. Closer to the new release date they should have nicer colour maps to give out. There is a colour map on the glass island in the sales room showing exactly where the new lots will be and which footages (36/46/50/56) they'll be.

The date of the new Hawthorne Village releases may be June 19th or June 26th. They may not release all the single elevations on the same day.

I'm hoping someone knows more about this than me.

http://www.town.milton.on.ca/plandev/Phase_1_Status_Draft_Plans.pdf shows a map of "Phase 1 Bristol Survey" for Milton which is where Mattamy has/is building their homes.

The Town of Milton council has been talking about how the cost of growth in Milton will put a strain on current infrastructure. There was an article in the Milton Champion newspaper on May 28th talking about how Property Taxes will be increasing slightly. There was also some discussion on and off about increasing property development fees. But now on June 3rd, there's a new report from Milton Council talking about how they just negotiated a financial agreement with the Phase 1b landowners to increase development charges of single detached homes to be about $8,067.00

Here's the link to the report...

http://www.milton.ca/execserv/rpts2004/CS-054-04%20Bristol%20Survey-Phase1BFinancial%20Agreement.pdf

All the Mattamy Milton homes now and future are in the Bristol Survey Phase 1. Question being is the new releases of singles that will hopefully occur this month, have these already had building permits issued on Phase 1-A ?? Or are they Phase 1-B ?? If B, then Mattamy's going to be charged an extra $8067 per single detached house?!?! If so you can be darn sure that cost will be passed on to the price of the house (i.e. to buyers). Mattamy was already going to increase the prices slightly in the new releases, so if my assumptions are correct. This means an extra $8k or so in addition to whatever price increase mattamy had already planned to do?

Anyone else been following this in the local milton newspapers? Is what I'm reading correct? Are my conclusions valid or am I missing something?

Here's a link to a map showing the location of Mattamy's design centre in Mississauga. Do they mean all detached houses? Or only certain ones (i.e. 36' widelots). The answer is, it will probably be just 36' Widelots being released maybe in June. Then sometime "shortly" after that probably 46' and 56' (both together). No news on when their new 50' models will come out, but it would also probably be after the 36's. So people interested in 46'/56' detached, realistically it won't be for some time. Since the sales office is busy right now dealing with the semi's, after that's done they'll be tied up on the 36's. I'm guessing sometime in July.

This Saturday (May 22) Mattamy is releasing new Semi-detached homes in Hawthorne Village. I received an email from Mattamy today on the subject. This news is a bit bitter because it means they probably won't be releasing Detached homes in Hawthorne Village anytime soon :-( I was really hoping that 46' and 56' detached homes would come out by the end of this month. But if they are just releasing Semi's this weekend, then it means they won't released detached for at least another few weeks or months?!? after. Logic being they usually spread releases out with time gaps between each. They also mentioned 50' detached homes which will probably be coming to Hawthorne Village "sometime" in the future (previously they only talked about 36', 46' or 56' detached houses). This is getting depressing. What if a month from now they decide to do a new release of only 36' widelot homes? They may not do a 56' detached release until next year. Who knows? You can't believe in "maybe next month" because honestly, since late November 2003 the common refrain is "maybe" or "probably" next month to questions on when there will be 56' widelot new homes available in Hawthorne Village. If anyone knows more information on when 56' detached homes may be released in Hawthorne Village please email me. Thanks!

There is new information on Detached Homes soon to be released in Hawthorne Village which have been long delayed but are coming "this spring". This new information is actually a bit disconcerting. Mattamy's new advertisements for Hawthorne Village now say "Coming Soon. A new release of detached homes in New Interior and Exterior styles". On their website for Coming Soon, under Hawthorne Village it also says "...all new WideLot floor plans and exterior designs." It's the "all new" floor plans part that I'm having trouble with. As we've been visiting Hawthorne Village since December 2003 looking at their existing models/floor plans and eagerly anticipating buying a model we like when they do the new releases this spring. The idea that maybe the models/floor plans we've been seeing the past 5 months will now not be sold, and new plans will take their place is a bit upsetting to hear just now. I called the Milton sales office today but they can't provide much light on the subject. They didn't even know there would be new floor plans for sure. The sales person says they don't know at this time if the new homes will have old floor plans or new floor plans. But Mattamys new advertising that has just come out plainly says "all new WideLot floor plans" and new "exterior styles". (It could eventually be a combination of the two, i.e. keep some of the old models/floor plans along with some upgraded plans/exterior styles.)

Either the Milton sales people....

(A) Didn't yet read Mattamy's new advertisements for Hawthorne Village
(B) Have read them but are not yet able to comment/talk about it until the official release.

I'm guessing it's (B). It's hard to believe that Mattamy would publish written advertisements saying there will be new floor plans, and then not do so. So it's confusing why the sales staff would still say they don't know if there will be new floor plans. Wouldn't advertising/marketing and sales speak to each other?

The model we are interested in is the Tothburg II. So we're HOPING that this is not going to be cut-out & replaced with a new model. We didn't until yesterday even know that this was a possibility.

P.S. I want to also say that the sales people at Mattamy's Milton sales office have always been nice, friendly and very patient with our constant questions ;-).

Spoke to Mattamy today on timing of when new detached houses would be available at Hawthorne Village. Guess what, they are saying "sometime next month". So the new ETA is sometime in May.

Greg Scott has a good website about new homes in Milton. I found his Milton Utilities Checklist very useful.

Here's a map showing the plans for the new Loblaws Superstore, other commercial/retail shops are apparently opening in the same location.

I've found out the Wal-mart will be built at James Snow Parkway and Steeles.

This is a link to another weblog of a couple buying a new Mattamy home (in Markham). If anyone knows of websites about Mattamy in Hawthorne Village, Milton please let me know!
