http://www.thestar.com/yourhome/real%20 ... purchasers I found the technical changes quite interesting. I assume it means that if your furnace quits six months after you move in, you would have to go directly to the manufacturer/installer. "A new definition of “major structural defect” has been implemented by regulation. For covered homes, the warranty program now protects purchasers against a defect in work or materials if it results in a failure of a structural load-bearing element, or adversely affects the use of the building for the usual and ordinary purposes of a residential dwelling. Breakdown of mechanical equipment like a furnace, where the builder has no control over its manufacture or ongoing functionality, will now rest solely with the manufacturer, either through the original warranty or ongoing service contracts." We just moved into a new Mattamy house and the builder clearly told us we had 2 years furnace warranty with Mattamy. |

Many people still tell me that the builder told them that the furnace warranty is voided when the AC is installed by someone other than the builder. This is not true. As per the article - All I can say is that Bob Aaron ( the writer of the article ) must have nothing better to do. The small changes he claims will benefit new home buyers is trivial when compared to the pro builder bias at Tarion as well as the changes to the Construction Performance Guidelines that DO NOT benefit new home buyers. So, note to Bob - Please don't take from me a tooney, then give me a looney, and tell me that you are doing me a favour. TARION HAS FAILED NEW HOME BUYERS IN ONTARIO. It promotes minimum quality work and allows builders to walk away from home defects way to soon. Their technical support builders not home buyers and in some cases they are unaware of building codes. TARION NEEDS TO BE GUTTED AND REBUILT. THEY HAVE LOST THEIR WAY AND THEIR ORIGINAL MANDATED HAS DETERIORATED AND TRANSFORMED TO FAVOUR THE DARK SIDE. |
