Post subject:  bulkheads

Hi All,
Is it true that bulkheads cannot be deleted in the energystar homes in the Escarpment phase? Also, does the fact that our home is siding prevent the deletion of bulkheads?

Hey Christine & Mike,

Bad new guys.....We had our 2nd appointment yesterday, and were told that we couldn't delete the bulkheads in our kitchen. We have a Wintergrove.

There are a number of reasons that it couldn't be deleted.
1. They couldn't redirect the ductwork/pipes another way.
2. It would totally throw off the #'s that have been calculated to make the home "Energy Star." Apparently they are build to specific and strict guidlines.
3. They don't want to take the plans back to the town to get them approved. Its not that Mattamy doesn't want to do it, the town basically tells Mattamy "Whats up with all the changes?" and they tell Mattamy they won't approve any further changes.

I think Mattamy is getting out of the little modification business. Once they have their house factory going on Tremaine, they do not want the hassel of little changes here and there. Evergy star should not be enough of an excuse not to delete bulkheads.

We are in 14a and were allowed to delete the bulkheads with no hesitation from mattamy. They have fabricated more rigid rules for phase 15 and future developments.

Has anyone been able to delete the Bulkheads in phase 15a or above?

In our situation we have an Emery for 15a that I really wanted the bulkheads deleted so we can put cornice on the upper kitchen cabinets but have been told we can't do cornice because bulkheads are mandatory/can't be deleted in the Emery in our phase.

Anyone in an Emery that doesn't have bulkheads? Or even curious if anyone in a townhouse in 15a or above was able to get these deleted??

Rick, we were told back in phase 2 that bulkheads could not be deleted in townhomes at all... of course, we were 1st time home owners back then so we didn't even try to get a good reason out of them... :roll:

if they won't, the bulkheads in the pottington model home have white cornice at the ceiling and they look nice..

our house is energy star and we were able to delete them.. i was told it was model (even elevation) dependant since they have to re-rought the ductwork. we have a "bulkhead" around our fireplace wall that i'm not too crazy about, but could not delete..

as for the kitchen bulkheads, i think the 12" of drywall looks fine.. and some of those decorating ideas posted above are much "busier" than the leaves in the pottington model home. although that's just my opinion, it's really a personal taste thing, right? :)

also, if you keep the bulkhead, that's one less place you have to dust :wink:

I have no bulkheads currently and have kept my collection of tins up on top of the cabinets. However, my Rothmill has bulkheads which I did not ask to be deleted (and do not think they can be) and I am looking forward to not having junk and dust collect up there.

hey all,
we were able to delete our bulkheads. our DC said it depends on the model and elevation of your home and if your stove is against an exterior wall.
