folks, the best thing i can suggest is getting 3-5 estimates.
as a general rule, $20-$25 per sq foot is where you want to be for a nice basement including a small bath.
I am hearing of alot of horror stories of contractors charging 40-80,000
for an average sized basement. Bottom line, alot of contractors prey on the uninformed and an especially busy contractor will bid extremely high (extra bonus) if he gets the contract and string the customer along.
Make sure you have payment structure in place so you only pay for the amount of work completed. Remember, once you write the cheque, you have no more control, so please beware.
My contracts will generally have 5-6 staged payment process,
1. INTIAL DEPOSIT, GENERALLY 10% which should get you the lumber required for the framing stage.
2. Additional 20% after completion of framing
3. 20% after the completion of electrical and plumping rough in
VERY IMPORTANT, GET YOUR ELECTRICAL INSPECTED(ESA)
4. 20% after drywall installed
5. 20% after doors and trim installed
6. Final 10% after painting
No one gets ripped off and hurt. GET ESTIMATES!
