Post subject:  PLEASE help us price our upgrades..

Hi everyone.. my GF and I bought a 1800Sq foot Rosewood Semi in Phase 4. We have no idea what most of our upgrade prices will be. Since Mattamy won't release this to us, I was wondering if someone here could help us.

Can you please help us ROUGH ESTIMATE the upgrades below? Some of you have gone through this so have more experience. I understand your prices may not be exact because they change all the time. We just want a ball park figure.. Thanks in advance!!

Upgrades we're looking into:

Smooth ceilings on Main Floor
Smooth ceilings on Second Floor
Hardwood Stairs & Railing (not sure which wood yet)
Conduit Tubing from basement to attic
Second Sink in Master Ensuite
Glass Shower Door in Ensuite
3 piece bathroom rough-in in the basement
Diagonal Tiling Kitchen
Built-in Wine rack/pot drawer in our Flush Bar
Potlights

some of my numbers are a bit different...

Hardwood Stairs & Railing (not sure which wood yet) 3000-4000
Glass Shower Door in Ensuite- 400 for a plain shower door
Diagonal Tiling Kitchen - would be closer to 500 for a kitchen in a 36' house
Built-in Wine rack/pot drawer in our Flush Bar 1500 (1000 for wine rack and 500 for pots ans pans)

It depends a lot on what wood, on if you're upgrading the posts to metal or something fancy? Also if your selecting standard rails? If you want carpet runner, etc. Also I can't remember if your model has a large stairs or small stairs. But for the Emery in Phase 15a it was $2304 for stairs to OAK (standard rails & posts etc) and $742 stain, so about $3046 total.

If it's just the door, not an enclosure, and not to fancy, should be under $1k. Maybe $600? I forget. It still seemed over-priced. We did ours after-closing. But it's nice to get it done by Mattamy so less hassles for you post-moving in.

For JUST the kitchen in your model should be under $1k I think? For our tothburg 56' I think it was $2000 for the whole 1st floor, but that had a lot of tiles.

I should have specified that these ranges are based on current HVE pricing. Some things have gone up but these ranges are pretty accurate. My Wellington 45 desgree angle kitchen tiles cost $852, so I estimated that a 36' would be max. $500

Exact pricing for a pLain shower door is $472, conduit is $193. Rick's right about the stairs.. you have to pay for the wooded staircase, upgraded rails if desired, and finally the stain. :O We're looking at $7,100 for our upgraded stairs.. so there is a lot of variation in the pricing depending on the style you want.
