When did you purchase your Fernridge and whis is your closing? We purchased ours November 2007 closing Jan 22, 2009.

We purchased our Fernridge in March 2007, and our closing is August 2009. We're on a street called McTrach, part of Phase 5A. How about you? I was wondering where all the fernridge owners were, there's really not that many on here.

We're on Van Fleet Terrace part of Phase 3. You're right. There aren't too many Fernridge Owners on HVE. Have you gone to the Design Centre to submit any upgrades yet? If so, what did you end up choosing? We chose a few things that we like within our little budget that we have to begin with. Which elevation to you purchase?

We havn't received any upgrade options at this point. We have just a lil over 11months to go, i believe you start receiving options etc closer to 8 months prior to closing. We have seen a few fernridge homes since there are some going up, so its been great to actually physically see a model vs just looking on paper. we are not quite sure what changes we'd like to see, just waiting on the upgrade list at this point. This is our first home and are really looking forward to it. A friend of mine is on Van Fleet Terrace...she moved in a couple of weeks ago, in a Westgate Corner. What options did you go with for the home?

We bought our Fernridge based on the floor plans without seeing a model home and still haven't been in one, but we liked the open concept. That's true, 11 months would be too early to get the upgrade package. This is also our first home and I'm very excited about the progress of our dirt in the ground. After talking to some people about upgrades, we set a modest budget on our must haves. The must haves that we wanted is the door connecting to the garage, basement to attic conduit, bathroom rough-in (for future basement finishing), double sink in the ensuite, and that was it. We ended up getting more things like angled kitchen cupboards, 45 degree tiles, 4 additional bell connections, squared pickets, upgraded stain on the stairs, changed location of upstairs laundry to basement and I think that was it. We haven't actually met anyone yet from our street even though half the street is almost done. What elevation did you select for your Fernridge?

We have elevation A. The upgrades that are a must for us include the door to the garage, bathroom rough-in, hardwood first floor...that's all we've decided so far. Maybe we'll have a full pantry in the kitchen, not sure yet. As well, we keep going back and fourth on the option of moving the laundry to the basement. How much is that costing in total? We keep changing our minds on it. It all depends on the cost and the space that we'll get for it, but i guess we'll know soon enough. The open concept is what has attracted us to the model, which is why i'm surprised there aren't more people on the site. Although, I have seen many fernridge models recently, I guess they havn't discovered the forum yet. We saw our street on the weekend, the land has been flattened out, and we already have our stick with lot #. Any delays on your end?

Apparently no delays when I asked someone at the site. Our lot is at the corner of the crescent and there was a pile of garbage (scarps of wood) and without foundation, but it should close on time, somehow. The movement of the laundy to the basement wasn't as expensive as I thought. Although I don't remember the exact amount, the change is about $1,300 (I'm sure is subject to change). The change obviously cleared up space which resulted in a walk-in closet in bedroom 2, an additional linen closet, and slightly made the master bedroom bigger. The only drawback is that it made the master walkin closet slightly smaller. But it also added the double sink in the ensuite, which we wanted anyways. We thought it was a good package overall since we were not big fans of having the thought of laundy in the upper floor (the thought of flooding in the second floor doesn't sit well with us). We wanted to upgrade to hardwood as well, but found that the cost for Mattamy to do it is ridiculously expensive. So we will rip out the carpet and add hardwood after closing. We wouldn't mind having a delay since we are getting married in May and it gives us more time to save up for the house and wedding. If I can make a suggestion before you meet with your design consultant, be sure you know what you want and try to stick to it. Our design consultant is great, but she will say that for a few more bucks a month on your mortgage, you'll have the house of your dreams. We used our own saving to finance our upgrades, and stuck to our budget. Sounds like your home is progressing well.
