Hi Pat,
what is the procedure for putting engineered hardwood flooring on the concrete floor of my ground floor in my Rothmill mainstreet town home :?: I know that some type of subfloor must be put down but i don't want carpet in that inlaw suite and ceramic tiles just won't do. When I lived in my condo I had concrete floors and they glued the engineered wood flooring to the concrete floor.( I lived on the second floor of the condo.)

Since you are getting Mirage floors, they do offer the engineered version that can only be glued down to concrete. With some other manufacturers like Vintage, you also have the option to "float" the hardwood. The cost of installation for glue down engineered is always more expensive because of the glue factor & more labour involved. If you want, you can even add radian heat system under, so it will make the room feel more cozy :)
Or you can install it over glued down cork for added comfort, insulation & cushion.

How much would in floor radian heating be? I really like that idea.

Radiant heating tends to be little expensive. I cannot tell you an exact price.
It's always done by electricians & they have their rates. But approx. 200 sq. ft. will be around $2,000 plus but don't quote me on it.

Hi patrob and guys

I got 34' white pine home . I was in the DC last Friday. Mattamy will charge me around 6000$ to upgrade the stairs to OAK with metal spindles to look exactly like the stairs in the following photos. That is not included The staining cost which will be added later .
I feel that mattamy is ripping me off.

Can i do it later for less cost ?

The following photos are from the model home that is similar to my home
just to help you estimating the cost

any feedback is highly appreciated

That's a lot of stairs & metal pickets, so I doubt you will save yourself any money unless you do it yourself. Doing stairs is very labour intensive & messy.

I suggest you go with the builder for your stairs upgrade.

[quote="patrob"][size=13]I thought I would start a hardwood flooring thread, since there are many people always asking for hardwood flooring advice.

Since I have knowledge on the topic, just ask if you have any specific questions regarding hardwood floors.

That's way too dry. You need 45% to 55% humidity for solid hardwood  So a humidifier is necessary ASAP or you will see major gaps between boards & depending on the wood, possible cracking.

Here are a couple of pics from the job PATROB did for me. I was extremly happy with the work they did. They were prompt, professional and I am very happy with the finished product. I provided the material which was Bruce 5" plank Oak Mocha stain, and PATROB installed. It was very impressive how he made the transitions out of the planks. With the 5" planks you can barely notice the height difference from the tile to the hardwood. Overall very good experience. Thanks PATROB. :D

Thanks for the feedback :D The floors sure look good especially in the 5" size 8)

Hi Patrob,

We are looking at getting Superior Hardwoods. Do you have any experience with this product?
