We close September 1st. We won't be moving in until the 11th though.

We are, for the 30 day, after speaking with him he talked me out of the pdi assist, but gave me some tips for it.

It's a timing thing with the lockout, we've been into the house every night this week. It you get there before 7:00-7:30 the houses are usually still open (at least ours has been). Our friend the security guard goes around locking the doors around 7:30.


does he have a magic key that is the same for everyone's house? :D

I hope he doesn't lock it friday evening so that the whole weekend we're SOL

wow, he "talked you out" of it eh? I would've thought the PDI was just as, if not more important than the 30 day... then again this is my first house, what do I know :roll:

how's the park and everything else around lookin'? still super muddy?

I don't think that I talk people out of my popular PDI Assist service. But lets be realistic. The PDI is a cosmetic inspection. It's intended to identify things that are damaged, missing, or incomplete.

The PDI is not the time to concern yourself with structural, electrical, roofs, exterior, insulation, etc.

I recommend people stay focused on what is important to identify during the PDI and I do give lots of advice on what to look for, and how to look for it. This includes things like damage to doors, cabinets, ceilings, cabinet doors, counters, floors, stairs, tubs, toilets, etc.

It's true that I do not "over sell" this service, or use tactics to convince people that they need me there, but I still see the service as valuable.

Therefore,

if your are bit handy, have a good eye, stay focused on what important, and have knowledge and my tips on what to look for, then you will be fine.

But, if your a first time buyer, a bit apprehensive, if the home has expensive finishes, or if you just want assurance, then my PDI Assist service is very worthwhile.

I can't say for sure, but I think that the people who felt that I talked them out of the service where actually responding to the information that I provided them on the phone. During these conversations, I often provide loads of free advice and tell people what to focus on, what they can expect, and so on. These conversations may dispel some anxiety about the process and help people attend their PDI with more confidence.

Hi Andy,

I didn't mean, and I don't think Rob meant it in a bad way... my wife and myself are that first time home buyer, so we may and probably would fit into your latter description being apprehensive etc..

However, we will take that free advice ;) and will be contacting you very shortly for some advice and to setup the 30 day inspection

No key (at least I don't think so), think he just opens the doors and locks them from the inside before closing them.. least that's what he was doing the other night...

hahaha... well better run up friday evening then.. maybe we'll see you there ;-)

Park is looking really good, they've got trees planted, paths laid, looks like they're getting close to being ready for grass... my daughter is going insane waiting for it to be opened ;-)

if they typically lock doors or he makes his rounds around 7:30 then we probably won't be able to see it tomorrow :(

we'll try calling Ryan tomorrow and see if they can leave it unlocked for a bit on Saturday..

I called to book the service, we had a discussion about the service, we discussed that this wasn't my first home, we talked about what you would look for, that it was better suited to larger homes with higher end items like hardwood and marble, or first time buyers, and that I should be fine on my own. Presto bamo talked out of it. I'm not saying it's not a valuable service, or that other people shouldn't get it, I was just talking about my situation....

PS - To book your inspection, please call at least a couple weeks in advance. Your 30 day inspection should be done about 22 to 26 days after you take possession.

I am actulally at work right now and won't be home until after 8:30 pm or so. I am working this whole weekend but the next time you guys are up in the evening, please drop by. I am 206 on the gater's side. I was lamenting when i read the previous posts because you guys were up there last night and I was home lying in bed reading a book.
