Hey kids... just thought we'd let you know we had our home inspection done yesterday by Andy Shaw, and as it turns out Mattamy did a pretty decent job with our place :) There were some minor issues of course, but honestly nothing that really caused us any worry/regret. Most of the stuff he noted was stuff that I never would have picked up (some shingles improperly installed as well as the amount of insulation in the attic) soooo I would recommend getting your place done by an inspector as well, but the good news was that as it turned out he considered the house's build quality to be "above average" which was really nice to hear. The other thing he mentioned to Jen (she did the inspection with him) was that it looks like Mattamy did in fact make some changes to the bottom floor as we requested, they added some insulation between the garage and the living room (for the Valleymore owners anyway, I'm not sure if you guys have anything above your garage) which apparently they didn't do, and they did make changes to the vents and returns that he said should help... Guess we'll find out soon enough, but I'm definitely happy with the results so far :)

Rob,

Do you think it would be a good idea to get Andy for our PDI or to wait until we move in? We do not have much experience with checking what's right and what's not, beyond the obvious...

The PDI is pretty well just the obvious... It's more or less to determine that the house is in good condition when they turn it over to you in terms of no cracked/damaged tiles, wood, counters, walls, etc, the kind of stuff that might be damaged when you move in with the real report being the 30 day/1 year. If you would be more comfortable with him I'm sure he would help, but we found it to be pretty straight forward and easy with our place....

For a 16' Cube Truck he'll charge $60 (incl. 100 free km) + $22.00 Insurance. This is right on the south east corner of Dundas and Glen Erin, so close to your work Ed!

As long as your move isn't in the last of first week of the month you should be fine!

Just one other quick note.... check your furnaces and make sure they're working before it gets too cold.. Ours had a wiring problem as did at least one other I know of... Kind of miffed that that didn't get picked up by the home inspector, but what are you gonna do I guess.... Anyway Mattamy came by and fixed ours yesterday and so far.. first floor is nice and toasty :)

our homes don't have a furnace though?? at least that's what Rolland was talking about... I forgot the term he used... in works in conjunction with the water heater though... air handler?? something along those lines??

we'll see you guys in a few days :)

Hi Detachers,

Andrea here. Wow has it been a long time since I was on here. I am so happy for all of you that will be moving in this coming week. Ed and Sharon and Konstantine and Natasha. Whoo hooo!! It is finally here for you. Now we really need to plan a block party. I think once everyone has moved in and gotten all the kinks out re Mattamy fixing things by next spring or summer we will all be in fine form to have our Magurn Lane street party. :D

Well I thought I would give a little update on my place. When you guys close this week please make sure you all check your heating system. I turned mine on last week Friday October 2, and then went out in the afternoon. I didn't come home until later in the evening around 7:30 pm. when I got there there was a noise that I am not familiar with coming from the utility room. I didn't think anything of it at first since I wasn't sure it was a problem. But as the evening wore on the sound became louder and louder. I shut off the system aroun 9:45 pm and called the customer concierge line for assistence. When the guy called back he said that he would come out in the am to check it out but to leave the system off for the night. As it turned out the little pump on the front of the heating system was letting air into the pump because the washer was broken and then to compound the problem the water line that allows the hot water heater to heat the air for the furnace before it comes through the house was shut off. :shock: :shock: :shock: AAAAHHHHH!!
What the HELL is that! Anyhow, the line should be in the on position, and it doesn't need to be turned off in the spring or summer. If I had let the heating system run overnight it would have burnt out the pump and that would have cost money to get fixed. Our homes cost a lot as it is, we don't need any unwanted extra costs if they can be avoided.
My next problem was that now that the system seemed to be fixed, Why is there water on the floor. Just keep and eye on the floor surrounding the unit once you have turned on the heating system. There was a puddle on the floor and the whole floor seemed to be damp. I still can't figure where the water is coming from. You want to know the "Kicker"? When I called the concierge line for help because obviously the system was now leaking waer for there to be a puddle of water on the floor, they guy that answered the number said the there is no longer a community concierge and that I would now have to wait until Monday morning and call the warrenty office. (I am sorry rick for the profanity that I am about to type) but WTF!!!:evil: Okay this is the same guy on the phone that came to the house in the morning to fix the problem in the first place. WTF!!! When I woke the next day to check out the utility room the water was gone. Again I am saying WTF!!! I did call warrenty on the Monday morning to let them know of the problem with water on the floor, but with it being gone what are they going to do? Go Figure. when you need the help they are not there for you, and when you call to report the problem you look like an idiot becase the problems seems to have fixed itself. :?

Wow the lane has been very quiet with nobody posting anything. I totally understand though with all of you moving in and taking possession of your homes. Congratulatiions to all of you. You are finally in and doesn't it feel great. Your first and biggest purchase has finally been realized.

Now that I look back I can hardly believe I have been in mine for 5 months today.

Just a quick note regarding home inspections -

One of the problems, or should I say limitations, of home inspections is that often the heating and air conditioning systems can`t be fully evaluated at the same time. Right now for example, I would not turn on an AC system because it`s to cold outside. Therefore at this time of year, a heating system will get a better overall evaluation than an AC system.

Anyways, during all of our inspections, the distribution system is fully evaluated by using either the heating or AC during that process. Returns are checked and many registers are checked with infra-red to confirm proper air-flow and temperature.

But, if a heating system is turned on during an inspection and it works well at that time, then there would be nothing to report, however, if the unit failed for some reason, or if a wire came loose, then it would be unlikely to be found during the inspection.

I like to think that I find most, if not all problems related to new home warranty inspections, but usually I cannot predict problems. I must say though, that I see many interesting, unique, and unusual issues.
