Thanks patrob! I will definitely go with the maple stairs then. May I ask approximately how much you charge per sq ft for maple hardwood? Do the exotics and hand scraped hardwoods cost significantly more money? The hand scraped looks so beautiful but I don't know if it would match with the maple stairs anyway :? .

Some exotics & hand scraped will be more expensive than maple. There is hand scraped maple as well which will go great with your maple stairs :D

Hi Everyone!

I will be closing in about 6 months so I am going through the DC with all the upgrades and choosing colour schemes. I am way in over my head with all this. I have no idea which way to go. I like all styles and colours. If money was not an issue I'd probably have my entire house renovated every year ;o)

Since this thread is focusing on hardwood I might as well address my confusing here.

I read that Mattamy does not have any warranty against any damage to the hardwood once installed and that has me worried. In this day and age anything can happen at any time. I trust Mattamy but I might be the unlucky one who has a leak in the plumbing or a leaky roof. I don't want to have to redo my floors by 3rd party if Mattamy will not be fixing the damage.

Also I am completely lost with the type of hardwood and the colour. I like the dark look, but I'm a major freak when it comes to lighting. I cannot live in a house that has a slight dimness to it. I would prefer some light and airy colours that I can match any colour furniture with. I am more into the red, navy, white, black, silver type colours with furniture (sofas). Would this mean that a darker wash on the hardwood would look better? Some one please help... thanks...

To me this would seem pretty normal. Why would they warranty the hardwood floor to be resistant to a leaky roof damaging it??

Correct me if i'm wrong, but if you have a leak in the plumbing or a leaky roof, then you would make sure you have house insurance to cover the cost of the collateral damage.

It depends on the builder. Some builders will cover damages caused by them & others will not. But if you have a roof or plumbing leak or some other damage, usually the house insurance will cover it. Plus you would only be covered for that sort of damage for only 1 year or whatever the warranty period is. If you want to save yourself some money, getting hardwood installed after closing is a cheaper option with more choices & generally of better quality. You can always have Mattamy install your hardwood floor, it will just cost you a lot more :wink:

Dark colours are very popular lately but if you are not comfortable with going too dark, you can't go wrong with a med. colour. I suggest going through magazines or just looking online for ideas. There is 2 diff. kinds of engineered: ply based & solid sawn. Solid Sawn is a lot better (3/4"). Solid wood expands & contracts with humidity changes. Perfect humidity for solid wood is 45-55%. Solid Sawn eng. has a larger humidity range window 30-80% & within that range, the wood will not shrink, expand, cup, etc. But Solid Sawn is only available from Vintage. Most other manufacturers only offer eng. in ply based. It can also be installed pretty much over any surface, concrete, radiant heat, below grade (basement), etc. with various types of installation - nailed, glued or float.

The total price between solid & eng. nail down over wooden sub-floor is not very significant but it gives you a worry free product. But depending on the eng. product you choose (ex. 1/2"), it will require a specialized nailer with diff. nails & this will increase the cost slightly.
If your size, colour & species is available, I highly recommend solid sawn from Vintage.

Thinking of getting our main floor done, but realized the engineered wood beams run the same way I would like to see the wood. Is there a way to get it installed the same way? by reinforcing the floor or something?

Yes, you can add additional plywood 5/8" glued & screwed. But this will dramatically increase your height difference between hardwood & tiles. I am sure your joists are 20" o.c. plus...
