Well, nice to hear from you any way.
Based on “Tim&Sandra” and our own knowledge bases. If they are not starting digging-in on March – no way they are going to make it in November. The estimate is eight months for the average builder-house.

That's not entirely correct kf095.

Less than 5 months actually. For a November close it's conceivable that digging might not start until early summer, though you'll likely see something happen before that.

There are homes in the area that were completed on time and only had the ground broken 17 weeks from close. A tighter schedule than volume builders prefer but not so difficult.

And I believe completing the structural appointment 8 to 9 months out (as JJ indicates) is not all that uncommon. Our's was in that range when all was said and done.

Are the two new model homes built already?

As for housing completion, spoke with the sale office and they said they can have a house done in 4 months..I'd actually prefer they take their time, but we know that won't happen...time is $$$.

We too we looking for our model specific pricing...keep us posted if you hear any news when it becomes available..

We just purchased our lot in 14B, closing January 24th. I have to say that since signing Monday we have had a frustrating week. We are quite bothered by the fact that they have been rude, unyielding and secretive about what upgrades are available and what they will cost until we are firm on the house. Why won't they give people the information they need to make the decision? We were told that "Mattamy homes are very nice and if you don't like our upgrades then you have bad taste"! Who wants to spend that kind of money and not get what you want in the end? Only 1 person that we have dealt with has been nice and seemed to care about customer service. Why do they feel the need to lock you in to a contract before they tell you anything if they are so confident in their product? For those that have been through the process...are we in for 11 months of nastiness and arguments?

Well right now we are going through the same situation. At your first appointment you will make your "wish list" which is everything and anything you want. The design consultant will then input everything you want into the computer and give you the pricing that you will be looking @. If they do not have the pricing then then will get it for in a short period of time (via e-mail, fax etc). My advice is to stay on them. Then you can go home and look over all your upgrades and decide what you want based on your budget (crying over the pricing won't make it lower...i tried).
Your second appointment is where you will "sign off" on certain things so that they can get your home started (ie anything to do with the basement...like the cold cellar...9ft ceilings, any major structural changes etc). Then you can at this appointment choose your cabinets and tiles and colours or do what we opted to do and have a 3rd appointment to finalize (sign off) these changes!
The important thing is to visit the design center and know more or less what you want. The design consultant will "walk through" your house (not literally but on the floor plans =).....so that you would not miss anything!
We knew whether or not we were going to have upgraded cabinets or tiles at our first appointment and that help us determine precise pricing b/c the price varys dramatically with those upgrades!

Yes they were the same except when you go into the cabinets for example. We chose Signature 2 cabinets but you have to keep in mind that the price list is for Ultra 1.
For exampe, the price on the price list (Ultra 1) for a piano hinge is 399.00
Our price for signature 2 cabinets is 825.00
Quite the difference

It is done for us. Two visits for all options.
They do have the price list for each model.
For some reason they just don't want to give it for you before actual first meeting.
They were making same story for us - the price list is not ready this week, but next week SURE. But they gave us something generic two weeks ago and it was not so big difference with the actual prices for our model.
