Hey that is not a bad idea... but also what did you think of the idea about moving the love seat to the dividing line on the floor plan. And the chair to the little wall?


I think the chair on that wall will stick out to far.


What if I put that chair on an angle?

The upstairs is fine, but I've seen other layouts of equal size that include a study. The great room is a good size and you have the pantry which is good. Looks smaller than 2975 sq ft.

I'm not sure you can try, if it looks awkward, then I would put in the teen retreat with brown leather or suede bean bags, 50" LCD

It will be an awesome retreat.

That would be cool. It is just that I spent 7000 (NO JOKE) on this set. So I wanted to keep everything together.

I would choose the 2 sided fireplace option that moves your fireplace to the interior wall between the living & dining rm.
Then your long sofa can go on the window wall, the loveseat on the exterior wall (where your fp would have been)
& the single chair can go on the side closest to your kitchen island.
Also see if you have a "plasma ready" option to have the tv mounted above the fireplace with cables hidden.
I know the tv above the fireplace is high but it's the best configuration with all things considered.
A media niche would be great too.

Sorry but the 2 sided firplace is for the great room and the dining room. NOT the living and dining room

I would agree with sbd. You'll have more options that way as well. You could just put the TV on top of the fireplace. I think he meant the relocated fireplace option.

Ok all 3 pieces are not going to fit in your "living rm"
This space should be treated as a "sitting" rm area.
2 nice wing chairs & a round pedestal table.
Large pieces of furniture will only make the space look & feel more crowded.
Can you use this furniture in your "great rm" as I suggested ?!

You can make your living room the dining room... :idea:

Now your New Living room will have space for all your New furniture.

The dining room will be tucked away, you will have a clear hall.

The rooms do not have to be as labeled in the floor plans

Omg I never thought of that... now thats an idea to think about. And my buffet could go where that window wall is and my table just beside it. And then I don't have to do the coffered ceiling. Which will save me $1400!
