13 squares across means 13 feet across

Your hall area where your new dining room is has 13 sqaure across this would indicate 13 feet. 5 1/2 squares are where that wall is. This would indicate 5 1/2 feet.

If you counted all the square this would give you thee squaree feet

Hey I think it is 11 because 13 must be horizontal and 11 must be vertical.
Because there is a little area of living room near the foyer. Also in your own mind what do you think of this layout of the rooms switched and etc

Rohit, if your buffet is 188cm that's 6 feet 2 inches so it won't fit on the little wall. The only way to fit it in the small entrance room is to put it on the right side wall, which would make it the first thing you see coming into the foyer, plus it would be in the pathway to the rest of the house.

IMO that room really isn't big enough for a dining room table and chairs ... unless it's just a very small table with 4 chairs only. If you plan to entertain at all, I'd keep the dining room where it is and just put your loveseat and chair (or your sofa & loveseat) in the living room. I think that visually the dining room will look better in the center of the home as well.

If you really want to keep the set together, then you could do what someone else suggested and buy two nice wing chairs and a table for your living room, and then you can make a classy loft / tv room with your ashley set upstairs in the "teen retreat" ... in other words, you can make it a comfortable adult retreat and banish the teens to the basement, lol.

I'm with Miltonleo on this one, I do think the dining room in the center of the house is nicer.

Personally, I would keep the dining room where it is and break the set up as I suggested earlier, using the love seat in the teen retreat.

Or I would use the set in my family room and purchase something smaller for my living room. Wait till you move in to decide on any new pieces.

I only suggested the other way cause you really seem like you don't want to break the set up.

SHOOT! I no, I didnt want to break up the set. But maybe I can keep the dining room in the centre of the house. Maybe I can just do the long sofa against that window wall in the living room, and the love seat where the dividing line is on the floor plan. And my chair goes where my little wall is. So it would be sitting infront of the table. Any thoughts now???????

Absolutely, I agree with breaking up the set.

3-piece classic sofa sets are practically a thing of the past -
If you really spent $7000 on those 3 pieces, then consider that you could "class-up" 2 rooms by using those pieces, getting the most bang for your buck.

that living room is much too small to hold a large 3 piece sofa set - it will look crammed. Walk through rooms are really only avoided in 43', 46' and wider lots.

All that aside, I know you are eager to move in, but just wait until then.
If you're spending $7k on somewhere to sit, you can clearly spend a few hundred on a design consultant?
I know quite a few if you'd like a referral.


PErsonally, what I would do is eliminate the living room altogether.
Make a statement with a huge but narrow 16-20 seat dining room set, running it lenghtwise. You don't need a 'living room' especially since you have a family room AND a 2nd 'family room' upstairs. (Unless you have 12 kids )

In our house, we put in a long dining table, with just two stylish chairs at the bottom of the 'living room' section just to define the space.
When we have big parties, we throw in a 2nd table and can fit 25+ people in the one room - best fits our needs.

Really, you're not giving us a lot of information to be able to really help you out. Regardless, everything will work out fine.
