We are planning on building a deck in June and need to have our drawings certified in order to get a building permit (new Jan 1). Does anyone know someone who can sign the drawings for us or recommend someone?

Who do you need? An architect or something? Did you have to get a new permit or did you just ammend the Mattamy permit? I saw a guy doing that for an inground pool when I picked up my building plans from the engineering department.

We need someone with a BCIN number that can sign the drawings. Apparently a new law came into place Jan 1 requiring all plans to be certified to apply for building permits. Basically our deck is only 12" high so in most places would not require a building permit but Milton has a bylaw that since it is over 108 sq feet we require a building permit.

If you did the drawing yourself, I believe you are exempt from needing a BCIN number on it. I just looked it up and since there are no walls, no roof, no plumbing and no electrical for your deck, you do not need a BCIN number on your drawing.

Did you try to submit it allready?

I'm not sure, but you can check...if you don't attach the deck to your house, you don't need a permit. Can anyone verify this?

the building permit guide states that:

Decks:

- that are higher than 24 inches above finished grade, that are larger than 10m2 (108 ft2) in area

- all decks, regardless of area, that are attached to a dwelling

Our deck is going to be around 20X14 so will be greater than the 108 sq feet so we will require a permit regardless that it is only 1 foot off the ground. The plans now need to be stamped in order to get a building permit...new law to try to decrease the backlog of building permits.

Again Crash, did you try to submit without a stamp? The new law came into effect to protect consumers from paying for shotty plans, not to reduce a permit backlog. THis is an Ontario wide law and is pretty redundant since almost anyone can get a BCIN number and give you a flase sense of security.

I googled it and although you do need a permit, in Aurora and about 5 other municiplaities, you do not need a BCIN number if you did the drawing yourself.

I called the town and asked to speak with the person who will actually be reviewing the plans and approving the permit. You are correct that if you draw the plans yourself and build it yourself you do not require the stamp (although we still require the permit due to the size). Guess it pays to speak to the actual person instead of whoever answers the phone in that department as she told me I would require the BCIN number!!! What a relief!!
