Quick set of questions....

I was reading on another message board that not all windows are operational and you can ask for them to do this as an upgrade. Was this supposed to be done when we selected our achitectural options a while back at the sales office, or during our DC appt? Our DC appt is on Nov 15, so I'm hoping it's not too late! Does anyone know what the cost is per window?

Also, in the DC booklet, I think there was a sheet at the front that talked about getting a pre-approval letter from your bank for the total cost of your upgrades. Is this really required? I would've thought that we could just add the upgrade $ to the total $ balance owing on closing?

I believe it was around $200 for an additional operation window.

We did nor provide the pre approval letter in our first appt. She actually did not ask for it but I should check. Our second appt is Nov 12.

The second appt will be more costly but depending on what you do structurally, it may be pricey as well. Ours was $12k after the $5k was taken off.

Joel - that is cool. We came back to see how you made out but I think you had gone for dinner that night because you guys were not at there. We thought you were buying Spirit, glad you didn't though. Lol.

Thanks again guys. I'm just a little unclear, my understanding was that some rooms (ex. bathroom, laundry, overlooking kitchen sink) may have a window but it can't be opened/closed and if we wanted this we would have to pay for it. Are you saying that the upgrade is to add an additional window on top of what is already structurally in the room (ie. 2 windows instead of 1) or is it to make the existing window open/close? Appreciate your help....so confusing and overwhelming....yikes!

Yes that is correct Joel. Every room has one operational window pane. So, an example is in the kitchen if you have a BOW window that has 5 panes to it, only one pane will be able to open.

it will still be a 4 hr appt. We knew what we wanted when we went in and we were still there until 130pm.

Coombs crt is off of Savoline. Take Pringle from Derry and turn left onto Savoline, then left onto Coombs. You may see security depending on when you go. Lot 17 and 18 are Juneberry's.

We went for our DC appointment yesterday and got everything done. We wanted to delete the entire kitchen bulkhead but apparently our model only allows for "partial" deletion. Our DC Consultant wasn't able to show us a visual of this, so we weren't sure how it would actually look. Any ideas?

I am assuming you have a Hazelnut with the standard kitchen layout? I have a Hazelnut with that setup too and the DC was only able to state on our list of upgrades to reduce the bulkhead only.......however, the trades don't like to do this as it is a real pain so when you have your pre-construction meeting, talk to your builder about removing them altogether.......I did and I do not have any bulkheads in the kitchen

Thanks, Catherine. We were actually corresponding earlier...we bought the same house as your's (Lot 60, Elevation B, Mickey Court). When is the pre-construction meeting typically held and is this within the actual home or DC? I was aware of the PDI but not this one.

Also, is it worthwhile getting Mattamy to install crown molding or better to do after we move in? Our downstairs floor would cost us about $3800 if Mattamy does it. I've been told that contractors generally charge about $8-$10 per linear foot. So the maximum we'd be saving is about $600-$800. Not sure if it's really worth the hassle, mess, etc. to do it later on. Thoughts?

I do remember.....I still owe you some pictures.....had issues with our kitchen appliances and had to get the hood exchanged...it will be installed this week

I did upgrade to the larger crown for the cabinets but did not get the crown throughout the whole house with Mattamy.....will do this sometime within the next year as I did not see this as a worthwhile money spend with Mattamy

Sorry Guys, we had to miss Mattamy University tonight. Just got back from Vegas today and totally exhausted after leaving at 2am and travelling all day with no sleep.

Vegas?!? Nice! How does it feel to come back to the cold weather?!?

The session last night was good. They basically talked about the construction process and things you need to do prior to closing (ie. lawyer, notify Canada Post/utility companies), introduced us to some of their key building team members, went over some of the main features of the homes (ie. Energy Star), talked about the warranty plan, the frame walkthrough and PDI, and development of the site and road expansions.

Probably best to call Laurie to have her send you the information sheet they handed out to everyone.

You will be getting a call in the next few days to schedule a pre-construction meeting with the building team. The meeting will be held at the site itself, inside their trailers. It's really an opportunity to discuss any specifics re: construction of your home and any specific construction/architectural upgrades you've made, etc.

I drove by the site on my way to work this morning. It looked like they've cleared out the big mound of dirt that was sitting in the centre of Mickey Court. So they'll likely be excavating in the next week or so I'd imagine.

The sidewalk is on the outer side of the court.
