I had Rob and Derek of Floorwood Solutions Inc. remove my builder carpet and install approx 1100sqft of Vintage Gotham Oak Hand Scraped.

We are very please with the results. They were very detailed orientated when installing the flooring and ensured that it was done properly. The subfloor was inspected and fixed in a few areas.

The quality of the work was so impressive, I asked them to quote on the re-doing the hardwood on my 2nd level hallway (the only builder installed hardwood in my house). It was my decision to replace.

However, once I made the decision, they were polite enough to show my how bad the original work was done. When they did the hallway, they corrected the sub-floor which had a slight dip and squeek.

The guys worked hard and took alot of pride in their work.

If the builder is offering the Vintage handscraped does it make sense to get them to install it to ensure a stain match with the stairs and second level?

For cost savings, does it make sense to only do the main floor in the vintage and the builder's (superior) hardwood on the second floor (also to ensure the stain matches from main floor-stairs-second floor)?

I got my Vintage hand scraped floors after close through Floorwood Solutions (Patrob). I contacted them before my DC appointment and they told me what stain to go with for the stairs in order to match the floors I wanted and it is a perfect match! Thanks Partob!

No, it does not make sense to pay the builder for hardwood floors! Only pay for upgrades that are hard or impossible to do after closing. Just have them stain the stairs in the same colour of your future hardwood floors & install identical floors for less $ later. If you have standard carpets, take that option & do the floors after closing. Just make sure you ask the builder to set the nosings to 3/4" height so they will be flush with the hardwood.

If you send me your floorplan with what rooms you want done, I can give you a quote.

Fair enough, although the builder was providing hardwood throughout in non tiled areas anyway, so the cost would be their difference in upgrading to the Vintage.

Is changing the hardwood to the Vintage really an option after closing?

I'm thinking you answered my question. The hardwood is being done throughout the house and I gather you cannot replace the hardwood after closing.

This brings us back to my original question of upgrading the standard hardwood to the vintage but as you point out, it will cost quite a bit to do the entire house in vintage through the builder, so I was asking if it made sense to just do the upgrade on the main floor to reduce the cost.

Putting it another way, should the hardwood be consistent when it is throughout the house or will it be fine (aesthetically or otherwise) mixing the woods up?

Apologies if this sounds confusing.
