Had Andy complete our year end inspection, very knowledgeable and thorough. He answered minor and major questions with patience. He was amazed at the little problems found at our home, but none the less, worth the money, for a peace of mind. He even pointed out a flaw in the neighbour's house. I am happy your home inspection went well with few issues.

Today's inspection at a Mattamy home in Cambridge was a bit more revealing -

The second floor ceilings had lifted up and broke away from the top of the walls, and there were large vertical gaps at a couple exterior walls.

As well, the bathroom exhaust fans were venting into the attic.

And, in the attic there was a significant shortage of insulation.

The excessive moisture in the attic from the bathroom exhaust fans caused a phenomenon called "truss uplift" where the top spans of the roof trusses in the attic fill with moisture and expand and extend in length. This pushed the exterior walls out and pulled the center of the bottom span of the truss up pulling it off the top of the walls.

Adding the proper amount of insulation and exhausting the vents out the roof and repairing the ceilings and wall cracks in this home should solve these problems.

We just had our 30 day inspection done by Andy and just wanted to say thanks!! He did a great job, and despite our home inspection being "rather boring" in that there weren't any major issues, Andy still found things we wouldn't have noticed until much later on if at all. Highly recommend Andy for any home inspection!

Andy just left our house and he did an incredible thorough job inspecting everything from the electrical, attic insulation, garage, doors, windows, etc. His thermal reader caught some issues with missing insulation in the attic that had blown back. We noticed our master bedroom was hotter than the rest of the house and if it wasnt for him, we would be having issues all summer in this heat, and also potential mold issues in the winter with the condensation up there. It is a no brainer to bring him in if you just bought a house and are unsure. He just saved us thousands of dollars in future issues. The sump pump was also incorrectly installed and would have not even come on if it was filled up to the top. These are all things I missed and I was about to fax tarion my 30 day.

Glad to help. Your attic was fine so no worries for you. What we DID NOT see at your house was images like the ones below showing hot ceilings as a result of voids in the attic insulation from wind getting in at the soffits and blowing the stuff around.
