I think in real terms, if you wait another year, you will pay another 12% for a mattamy home in milton. The longer you wait, the more you pay. Forever. lol

You do realize, by the time you're right and prices deline 10%, the price has gone up 100% since when you first pointed this out so you'll be saying, See Im right! but you're paying 90% more...

No clue. Which stats are you referring to, and from where?
Local board stats do not take into account unlisted sales, and there are various categories for various areas.

ALSO, all of the TREB MLS districts changed a few weeks ago so perhaps they had to realign 2010 stats by the new districts for proper comparison?

I have no idea... would need more info to comment properly though.

No clue man.. I don't report those numbers.
The 2010 report you linked showed that the $436,556 average in 2010 was a 23% increase in average price over 2009, which seems to be out of whack in and of itself, so perhaps that number was calculated incorrectly for last year's report. Perhaps that number was corrected to $400,181 for some reason... Why don't you call them and ask them?

1) I could care less if somebody made a clerical error

2) I could care less if the average house price jumps 20% or drops 20%, on a YoY one-month picture, because that stat, one month, means nothing.
Perhaps large townhouse or condo projects closed and there were a lot of resales, driving the average price DOWN. Perhaps more large homes were sold that particular month for some reason, driving the average UP.

This average price stat has nothing to do with individual house values whatsoever. Nothing at all.

As for taking their reports seriously, I'm not sure anyone follows them as religiously as you. :) Yes they are important, but specific market info about home values can come from realtors anytime.
I gave you two options for the anomaly:
1) MLS District Re-mapping
2) Clerical error, corrected... call and ask them
3) Different parameters used for the searches

That's all I can think of - I'm just an independent Realtor, member of OMDREB, TREB, and many other organizations I don't always agree with on everything. I appreciate you asking my opinion on this, really, that's all I can think of as I have nothing to do with their stat reporting team - let us know if you find out anything more!

Just call and ask.
Or look around you.
Or ask any Realtor.

Nothing has delined yet. (other than one very specific property type that has gone down from its artificial peak, about 3.5-4.5%)

Besides, that report will not tell you if your property is delining or has delined by any amount. There is no stat in there that will show you that.
You have to look at lists of general and specific comparables to tell you that.

Alas, since you've found your anticlimactic ending after 80+ pages, I suggest to start another thread and watch that one grow as well.

Also, the TSX has not delined 10% -- Not for me.

I sold my holdings in Jan and took out my 67% gains (30%Annual ROI) as I mentioned in the horrible 4.5 year long thread about the US depression, which tried to scare us into thinking we were going to lose everything.

Moderation is the key to both of these threads. The smart folks know that already.

who in their feakin mind follows this sh*t as ol skool and dabills. who really gives a flying f**K? im actually watching this thread with humour now! i care more now about when metalica sold out than this . good god, get a life! in 5 houses ive owned ive never once refered to any board to see if my house has gone up in value! most people dont, and if they do want to know, they see what their neighbour sold for or call a real estate agent for gods sake. this thread is now showing the insanity of some individuals,

Every fool that bought a house saw a 10% deline in value today.

And everyone that sold off, rented and invested all of their money in market investments saw their portfolio go up by 400-500 points today!!!

I think all your posts reflect your personal situation, it's evident your trying to convince someone you made the smart decision to rent, good for you, but at the same time don't go giving advice like some financial guru who knows what's best for everyone, pity the individual who may take yours or ol guys advise to heart. You rnting is relevant as yor trying to advise about debt, heloc etc. It's not a discussion when your as thick headed as a brick, open dialogs is something that escapes you, look it up, as you haven't acknowledged others people views or valid points, I'm sure you reply with something idiotic like "lol" , " it's all good" or any other remark that truly shows either your very young age or minuscule iq.
