Don't know much about Intracorp but I do know something about lumber and KD means it could average 12-18% MC. Mattamy's framing & joists are all KD. My sister in law bought a Monarch home in Oakville about 5 yrs ago and it was a nightmare.

Hi Intracorp Owners,

I rec'd a call yesterday from Kori of Colours & Concepts. While double-checking the upgrades, she noticed that Karla had forgotten to add a 110V electrical outlet behind our gas stove...so, we have to add another couple hundred bucks to our upgrades... :?

Just an fyi that if you are going with a gas stove, you need a 110V outlet. Make sure you have that on your list...

My first home was a mattamy townhome and I remember how messy the framing was. All sorts of missed nails, bowed boards and split pieces of lumber used to frame the walls. There were some places where they would cut board to run wiring or plumbing and just leave half a baord hanging. We had to complain a couple times and have them fix some of the more horrible walls. In comparison, so far intracorps framing has been very neat and tidy which I find encouraging!

The Heathwood and Intracorp developments will be the nicest by far once all the construction is fully finished, trees planted. It really is unfortunate though that the gas station isn't being planned for a location closer to Derry.

While it is a pain to have a gas station so close, wait until Savoline Blvd opens up to Main St. For those of you who bought a house directly on Savoline, I'm sure you'll be wishing your house backed onto a gas station instead. Okay, maybe not a gas station, but this street will quickly become known as "The Savoline Expressway". You will get to see the hundreds of people pass by your house daily to get to their house south of you.

Unbelievably poor planning on the towns part for these two north subdivisions, just brutal.

Hi everyone. My wife and I were by the site last night and were surprised at how small the back yards were. We thought with a 100 foot lot they would be bigger. What has me confused is that I measured from the blue water valve to the back yard and I am fairly certain it wasn't 100 feet. This leaves me wondering where are they starting the lots from? another I noticed that I didn't really like is that the windows in the front of the houses have a nice decorative trim inside the window pains and the sides and back of the house has plain glass windows. Would've been nice to have the nice windows through the whole house.

No, we didn’t negotiate anything. But, a few weeks ago, Paris Kitchens had made a mistake in my choice of cabinet handles, and we were able to get all of the handles upgraded for free.

It does seem crazy to submit 50%. You could probably negotiate that, so it's 50% before closing? They can only say no! What upgrades did you get?
