Incentives ... I think not, they will sell most if not all of their remaining lots by the end of the weekend. People were lined up yet again ... once their original choices are gone they will move to the remaining alternatives.

Builders only offer incentives when they become desperate, and seeing that they just opened to the public Mattamy can afford to be patient.

Agreed that Mattamy will wait before introducing incentives; but I thought the pricing for 34' lots is not very competitive to double garage 36' lots. For example, I was comparing pricing between 34' Plan 4 against 36' equivalents and price was not much higher in case of 36'. With modest amount of extra money you not only get wider lot; but also double garage and 4 bedrooms (in most 36' plans). This is why Mattamy increased the price for 36' lots and kept it unchanged for 34'.

Rachdan, after a weekend of trips and strolls to existing Mattamys backing on to a ravine/channel/walking trail", along with a visit to the engineering office, we decided it wasn't for us. So 211 is available until somebody snatches it again. My hubs said the office was still quite busy at around 530pm today!

Thanks for putting a list. I originally booked a 34' home (lot#41) with walkout basement; but realized that it would be better to move to a bigger home after couple of years. We bowed out. This lot has been sold though.

To think Phase 4 has already been released ... WOW!

I bought 34' lot with 15 K premium.. I am not sure how they calculate it..

Day 1: Lot premium was 10 k, 7 K for quiet street and no premium for lots on main street

Day 2: Premium facing pond is 15 K, 10 K for quiet street and 5 K premium for lots on main street

Mattamy saw that their number one selling lots were the 36 and 34 foot models as it was the best option for many people that didn't have the assets to purchase the 43 and 50 foot lots. Knowing that after the first round of appointments they decided to raise the prices of all 36 and 34 foot models. It's not really a lot premium, more of a house premium.

Tara & Colin - congratulations on your purchase. The area will be nice once the park is developed and the building is complete, which is rapidally approaching. Welcome to the neighborhood.

Me and my wife just purchased a Shadebush on lot 235 a few weeks ago. We close in August 2012, can't wait!

Really disapointed how Mattamy is cheaping out over the years. I recall more freebies and better quality level 1 items when we bought 3 years ago.
