Thought I would start a new topic specific to Mattamy's thoughtfully named Plan 5 (http://is.gd/q8UOkF)

Similar Models:
It has been noted in another thread that the Plan 5 is similar to another Mattamy model, the Shady Glen. Not sure if this is the same, it is listed as the Shady Glen II (http://is.gd/Bgq6WV).

I personally love this model, the layout, the elevations, a great looking house (at least on paper)! We chose the 4 bedroom version, Elevation 'A'. My wife loves the 'beachy' look.

Upgrades:
So far, the only upgrades officially added were the structural ones available at purchase. We went with:
• 9' Ceilings
• Bath Oasis
• Barrel Arch
• Rough-in plumbing in the basement

We are also looking at, in order of priority:
• Kitchen to one of the others (Chef or something)
• Door to garage
• Changing pickets and post to square
• Removing the knee wall on second floor
• Rounded Corners
• Conduit from basement to ceiling

Maybe... these I can do after...
• Smooth ceilings (I like the textured popcorn!)
• Granite
• Back splash
• Hardwood on main floor
• Carpet

Other misc things that we are looking at adding:
• Moving hose bib in garage to be at the front
• Pot lights (1 per room w/ switch) in great room and living/dinging room, and exterior (and bringing in someone after to complete)
• Switch and capped box over the master bathtub for future light
• If mirror image, change swing of laundry room door if it is going the wrong way
• And some other things that I thought of, should have written down, but now have forgotten!

Most of the items depend on the cost in the Design book - haven't yet received... anyone else get theirs? If you do have it and would PDF it, I am anxious to see it!

Hi Moss

Congrats on your purchase. We also chose elevation A for the looks. Shady Glen used to be called the Pottington before and basically, the layouts are very similar.

As for the upgrades, I have been in a 9' Shady Glen before and the owner told me that because of the layout, the difference between the 8' and the 9' are not very noticeable. His neighbour has the 8' so he's seen both. As much as we loved the 9' ceiling, we decided to opt out and use the money somewhere else.

We opted out of the kitchen layout structural upgrade as it limited entry to the kitchen and the layout of the great room, with little to no benefit (in our opinion).

We were thinking about getting the side entry door as we figured it will make accessing the basement a lot easier (especially to bring down furniture and material for finishing later on). We decided to opt out of that one as well as we're a little paranoid about having to many entry points into the house (again, personal choice).

One thing I found out about the upgrades as well is that the door from the garage to the house is included in the price (if grade permits). Not too sure what that means but basically what I understand it to mean is that if they can build the door they will do it for free.

We're hoping to be able to delete the bulkhead in the kitchen. On the floor plan it is noted that the ceiling is lowered for mechanical so we'll find out when we get the DC appointment.

BTW, adding 1 pot light per room, is this to make it easier to install pot lights after? If you didn't have the one pot light is that much more complicated? We're thinking of adding pot lights through out but we don't want to pay the high price ($200+ per light). Do you recommend that one per room for future expansion?

I was at the design center today and they informed me that they haven't received the pricing for our model from corporate yet. Should come within the week they said.

Received the design guide... there are a tonne of things to choose from, some are well priced, some are outrageous! Either way, time to shop...

The price was $422,000'ish, +/1 $1000.

Hi Mike

In addition to the base price, there was a lot premium of $10k on the remaining 34' lots when this model was made available for sale. Plans 5 and 6 were only available for sale late through the phase release from what I understand.

Moss, since I replied to your post, we ended up ordering the 9' ceiling. It was a late modification to the purchase agreement but the sales center allowed it.

According to Mattamy's sales center, there will be a new release in the Spring/Summer which shouldn't be that far away. They did mention that prices will be up at least $20k.

There's not enough room in the plan 5 layout for a wall oven. For sure you should stay with a range. I don't think there's enough upper cabinet space to put a built-in microwave either, unless you go with an over the stove model. If you don't want to sacrifice a powerful range hood you could do a microwave drawer in the island: http://www.sharp.ca/en-CA/ForHome/HomeA ... 14MSC.aspx

Anyone know if there is going to be a drain in the upstairs laundry? Just seen in another thread someone pointing this out, totally didn't think about it but I can't believe that it would not be a standard option.

Almost picked all the upgrades, I have been going back and forth thru the design book, adding up... then subtracting... adding up... then subtracting. Still a ways away.

Nope, no drain. We bought a town and have an upstairs laundry going in without a drain as well. Not overly worried; we just plan to buy one of those regulator things (that turns off the water if it detects a leak) and then proactively change the washer hose every 5 years or so.

Well I know *I* can't install one but I'm the most unhandy person you'll ever meet so that's not saying much! I'm planning on calling Odd Job Jay when we're ready.

You might be able to do it yourself though if you're at all handy.

I don't think you can have more windows but you can ask for more operating panes. I think the standard is for one operating pane per room but you can add more.

I would love a window over the kitchen sink, our current house has this with a view out to the backyard. Now, the sink will look at a wall... I checked around for a fake window and came up with this site:

Did you get the 9' ceilings? I doubled with the Design Center and they said that the bulk heads would be removed - had to be since we upgraded kitchen to Master.
