This Oakville release is situated ~15 minutes from HVOTP in Milton. A quick glance at the prices and models, I would say there is a ~$150k premium over similar 34' homes in the last release in HVOTP. Mind you, the last HVOTP release was 1 year ago but still that is way too much of an increase. I work in Oakville and I definitely would not pay that premium to save myself 12-15 minutes of driving down hwy 25.

I'd say, based on todays numbers that I've been looking at, it's more like $50-$75K. For some, that's worth it.

Depends on your situation... I also work in oakville, but wouldn't pay the difference to be honest. But there are some who work in Toronto or other area's where the commute is 20 min+ shorter by being on Dundas. times that by twice a day, it might be worth it for them.

The price list does not include lot premiums which the best of lots backing on to the forest and pie shaped is $200k.
That location is kind of out there on the north but just south of it is shopping and 5 minutes west is the massive new hospital being built.

The best part is the required deposit on the 50's, $80k in 120 days should kick out a lot of people that really can't afford the homes - yet we have a lineup!

I think my 1st new house I had to deposit $10k with the builder

Notice how some of the homes have the closets in the ensuites??? WTH is that all about?? Whoever is designing these closet/toilets needs a punch in the neck.

My friend has this, it's actually kind of cool. Every morning I wake up, grab some gitch and a shirt and go have a shower. If my gitch and shirt were already where I have a shower, it would be better as I wouldn't have to turn a bunch of lights on when the old lady is sleeping.

Maybe you can give someone else a punch in the neck?

I agree. Plus it saves those precious minutes when ur late and half asleep.

Yeah but then you could be like the guy I work with who lives in North Oakville and mentions how much Milton sucks from time to time. He didn't think there was a movie theatre here. He is also surprised about the presence of such big name landmarks like "The Home Depot", and "Boston Pizza".

I think he honestly believes I have a herd of cattle on my farm. Doesn't help that I'm wearing a plaid shirt today I guess.

...and he lives in North Oakville. My eyes can't roll high enough for this one.

Too funny...

I still don't understand how Mattamy does it, some dude I saw said he was number 282, the side streets are blocked with cars, it's like a zoo. Further down the road some other builder waterlilies has a gigantic billboard announcing town homes 10am SHARP tomorrow with a tent outside...how many cars and people at that builder? ZERO!

Anyway, the lots being released are all regular lots, they are holding on to the ones backing on to the forest quiet streets...so basically, people are camping out for the not so great locations but at least they get a price break.

Those guys will be there all night, they are hardcore. What size lot is he looking for?

50's 12 lots released
45's 14 lots released
38's 21 lots released
34's 20 lots released

I have been lucky to never have to queue up for any of my homes, it takes nerves of steel to buy under these sleep deprived conditions.

I think the prices are quite steep for that area. It's almost equal to Joshua creek prices with good schools. Just let my number go. Will rather buy a house in a known well developed area.

those 2 guys in the middle look like the leaders. Everyone seems to be listening attently to them. awesome pics, my cable is down and im creating a whole movie in my mind revolving around those 2 pics. In the 2nd pic, the guy at the bottom seems to be signalling for some sort of backup. Cant wait for the sequel.
