I called for an update and apparently the geothermal is finished (underground pipes) and excavation will start next month. There may very well be a delay of 2-3 months for occupancy.

Thanks Barb, was thinking of calling as well... Curious, is that 2-3 month delay coming from them or your speculation?


Would be nice to be able to get a list (with emails) of the other purchasers wouldn't it? Wonder where everyone is?

That delay was stated by the woman I spoke to @ Del Ridge Homes.

It would be nice to have others chime in, gotta be plenty, as it's Sold Out now!

We purchased a 'Hunter' model last summer. Like everyone, we have been watching the progress - or lack thereof. But we have had a lousy winter so did expect some delay. Hope everyone realizes that Completion Date and Occupancy Date are two different things. We will be moved in according to which floor our unit is on. Hopefully this time next year we will all be making plans to move in. I have heard that Delridge has everything in place to start.

Hi compuease, yes definitely some good signs of progress going on at the site.

Milton 2014 makes a valid statement about our closings next year.

Your Occupancy Date happens first, which entails a lawyer for that particular closing. You, in essence pay occupancy fee or "rent" (based on your purchase price less deposit) to the builder, which goes on for typically 3-4 months (or can be up to a year). It's essentially like carrying your mortgage and at this time, you may have the option of topping up your deposit, so that interest becomes less on a smaller amount.

There is also a component of monthly expenses which is due and payable. Thus your interest payment on your "mortgage", common expenses, utilities not included in common expenses and taxes are all due and payable during this initial occupancy period. Only the Purchaser or their immediate family can occupy the unit during this time.

Then, ideally 3-4 months later is your Final Closing/Completion Date when the Builder can deliver the paper title to you. You then arrange your own mortgage.

Most lawyers charge $250-$300 for the Occupancy Closing and the final closing would be a fee of about $700-$800 + HST and Disbursements.

The Greenlife on Main took less then a month to get occupancy which was awesome.
What's not awesome is that people paid for the property taxes ahead of time during closing to the builder and builder was supposed to pay. Guess what? Del Ridge has not paid the Town of Milton and now we are fighting to recoup that money becasue the Town doesnt care who pays, they want their money. Make sure you all ask your lawyer to look into this matter and address it. I've spkoken to the Town and they have said that many people are having a hard time collecting their money from Del Ridge. Hopefully they pay up and soon!

Just finished our session to pick our cabinets, counters, flooring etc. Had it confirmed that occupancy dates will be delayed by at least 3 months so if any of you are counting on it, please make suitable plans. Apparently we should get firm dates this fall..

Also upgrade costs are sort of high. Contact me via pm if you would like more details...

Anyone know what the maintenance fees are estimated to be?

I would think they should be lower since they have the solar panels on the roofs.

Hydro Bills are approx $85 per month, Reliance Water Heater Rental $42 every 3 months, there is no heating bills.
Property taxes are approx $1800 for year.

If only more condos maintenance fees were that cheap.

More of them should adopt the solar panels.

Does anyone know how the condo fees and reserve fund will be effected with the cancellation of the provincial FIT program. With no one to sell the electricity to, is one of the key features of this project gone?
